Commercial sealant for homes and businesses in Daldowie

For a rental portfolio, resealing between tenants keeps bathrooms and kitchens presentable. Several addresses can be quoted together. We work on rental portfolios, hotel bathrooms and office washrooms & kitchens, and common reasons people get in touch are tired sealant in let properties and silicone laid over old silicone by a previous contractor.

If you look after holiday lets, a guest house or a community building in or near Daldowie, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The process

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes as long as the scope needs, from one welfare room to a full building. Somewhere like Daldowie may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we visit and agree the scope, the sequence and the working hours.
  2. Room by room, we protect the area and remove all the old sealant.
  3. We clean the joints, treat any mould and let them dry.
  4. New sealant suited to each area is applied and tooled.
  5. Each room is checked and handed back with its cure time.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Tell us about any water getting in
  • Mention any parking rules near the property

Advice

Different surfaces, different methods

Office washrooms & kitchens

Office washrooms and tea points are used all day, so the work can be arranged for quieter times. We reseal around basins, urinals, worktops and sinks.

Welfare facilities

Welfare facilities, shower rooms and changing areas need to stay usable. Work can be split into sections so part of the facilities stays in use.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Schedule work around occupancy
  • Log resealing so you know what’s due
  • Do not leave a failed joint until the next refurbishment
  • Use mild cleaners on sealant, not bleach or abrasives

We give a cure time for every area we finish, normally around 24 hours. Pass it on to housekeeping or cleaners so the new sealant isn’t wetted or scrubbed too soon.

Black sealant in a staff washroom or guest bathroom draws complaints. Left long enough, it spreads through the bead, and only replacement fixes it.

What sealant work can’t fix

It helps to know what we cannot do:

  • Tiles coming off the wall
  • A broken extractor fan behind the mould problem
  • Assessing what fire stopping a building needs

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

FAQs for Daldowie

Do you cover smaller places like Daldowie?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near Baillieston station. Can you help?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Can I choose the sealant colour?

Generally, yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before we start.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Why deal with it now?

Before an inspection, audit or busy season, sealant is easy to overlook. Booking it in good time leaves room for the cure time before the visit, without a last-minute rush. Around Daldowie, water from a failed joint in an older stone home can soak into timber and plaster.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What affects the cost of commercial sealant

Your quote is based on your job. We look at:

  • The number and length of the joints
  • Whether there’s mould to deal with
  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
