Floor joint sealing in Daldowie

Wet-area floor joints keep water out of the gap behind skirting and plinths. We seal them with a flexible, water-resistant sealant. We work on concrete floor joints, commercial floors and tiled floors, and people most often call us about gaps between floors and kitchen plinths and gaps opening between the floor and skirting.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

You get a 12-month guarantee, the same in Daldowie as everywhere else we work.

What we do, step by step

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on the length of joint. Outdoor work around Daldowie depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at the gap and the floor type and agree the right sealant.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Questions from Daldowie

I let a flat near Baillieston station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is Daldowie within the area you cover?

Yes. Daldowie is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Are you fully insured?

Yes. We’re fully insured.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Why has a gap opened under my skirting?

Floors shrink and settle, especially in the first year or two and through the heating season pulls the skirting and floor apart. Caulk tends to crack; a flexible sealant does not.

How long does the job take?

As a guide, most jobs take a few hours, depending on the length of joint. Bigger jobs take longer.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

What affects the quote in Daldowie

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether the work is at height
  • Whether there’s mould to deal with
  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The problem you’ve noticed
  • Any previous sealing or DIY work
  • Whether it’s a home or a business
  • The address or postcode of the job

Getting a quote is simple: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.

Joints and finishes in Daldowie homes

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across South Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

For landlords with property near Baillieston station, gaps at skirtings and thresholds are worth sealing between tenancies.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Get cracks along tile grout lines looked at early
  • Keep caulk for dry, still joints only
  • Keep floor cleaning water to a minimum at the edges
  • Keep dirt out of the joints

Follow the cure time before walking on or cleaning the joint. Light foot traffic is usually fine sooner than wet cleaning or wheels so we will give you each time.

Small gaps are quick to seal. Ignored, they fill with dirt and open further over time.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

When it isn’t the sealant

It helps to know what we can’t do:

  • Damaged concrete that needs breaking out and repairing
  • Movement too big for a sealant joint
  • A tiled floor that needs relaying

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Where we work in Daldowie

  • Wet room & bathroom floors
  • Skirting boards
  • Thresholds
  • Concrete floor joints
  • Tiled floors
  • Commercial floors

Do you need floor joint sealing in Daldowie?

Caulk is the usual filler for skirting. It cracks where there’s movement or water so the gap reappears.

Any of these means the joints need attention:

  • Skirting that has pulled away from the floor
  • Worn sealant at door thresholds
  • Concrete floor joints that have broken down
  • Perimeter joints in tiled floors filled with grout

If you look after a building such as Uddingston Grammar School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
