Remedial sealant in Corstorphine

What happens on the day

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. For a tenement in Corstorphine, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear items away from the joints we’re working on
  • Mention any sign-in or site rules at work premises

Remedial sealant for homes and businesses in Corstorphine

Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. We work on leaking tray & enclosure joints, failed movement joints and shrunken worktop sealant, and common reasons people get in touch are leaks that keep coming back after resealing and black mould underneath the bead.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Different surfaces, different methods

Movement & expansion joints

Joints filled with mortar, grout or rigid filler can’t move. Where it can be raked out, we replace it with flexible sealant.

Mouldy bath & shower sealant

Mould that has grown into silicone does not clean out for good. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.

Work for landlords, hotels and businesses

For anyone letting property in or around Corstorphine, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Bathrooms and kitchens in Corstorphine

Corstorphine is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Rented homes near South Gyle station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. If you live in an older home near Corstorphine Collegiate Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Craigmount High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Questions from Corstorphine

Can you help a landlord with a rental near South Gyle station?

Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you take on hotel work around Corstorphine?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can you strip sealant from an acrylic tray safely?

Yes. We take our time over removal, especially on acrylic, enamel and uPVC.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

How do I get a quote for remedial sealant in Corstorphine?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Can you match the sealant colour?

Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before work begins.

What affects the quote in Corstorphine

Jobs vary more than people expect. The main factors:

  • Any mould that needs treating
  • When we can work, for business premises
  • Whether the work is at height
  • The old material and how stubborn it is

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What we need to know

You don’t need to know the technical terms. Just tell us:

  • Whether it has been sealed before
  • The problem you’ve noticed
  • Whether it’s a home or a business
  • Where the property is

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We will send you a clear quote before any work starts.

Looking after it afterwards

After the cure time, these simple habits help:

  • Check ceilings under showers for marks
  • Keep the room well ventilated
  • Use a soft cloth, not a scourer, on silicone
  • Get the cause of a repeat leak found before resealing

Keep an eye on the joint at first, especially if movement was the problem. If anything changes, just email us at info@mrmastic.co.uk.

Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.

What sealant work can’t fix

Before booking, it’s worth knowing the limits:

  • A leaking trap, valve or supply pipe
  • Sealant in an older building that needs testing for asbestos first
  • Cracks in the fitting rather than the joint

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Expansion joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
