Remedial sealant in Carrington, done properly
If a joint fails again and again, something is causing it. A tray that moves, a worktop that is not fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. We look for the cause before we reseal. We work on expansion joints, mouldy bath & shower sealant and botched or over-sealed joints, and people most often call us about sealant applied over old sealant that has lifted and wide, uneven beads that look worse than the old ones.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

What the job involves on each surface
Movement & expansion joints
Bonding on three sides is a common reason movement joints tear. Backing stops that, so the sealant grips the two sides only.
Windows & doors
Some leaks around windows come from the wall or the window itself. We check the joint and tell you if it looks to be something else.
Questions from Carrington
I let a flat near Gorebridge station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Will you come out to Carrington?
Yes. Carrington is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you guarantee remedial jobs?
Yes. Every job comes with our one-year guarantee.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
Where are you based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
What affects the quote in Carrington
Call for a quick quote. The main things that affect it are:
- How many areas need sealing
- The type of sealant required
- Working hours on commercial sites
- Whether there’s mould to deal with
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- How many joints, rooms or windows are involved
- Access, such as stairs, a lift or height
- The type of property
- Any previous sealing or DIY work
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved and send you a clear quote.
When something else is needed
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- Older mastics that may need an asbestos check before removal
- A cracked shower tray or bath (that needs repair or replacing)
- A tray or worktop that needs refixing first
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
Joints and surfaces we work on
- Failed movement joints
- Mouldy bath & shower sealant
- Botched or over-sealed joints
- Expansion joints
- Leaking tray & enclosure joints
- Shrunken worktop sealant
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
How it works
There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours for most joints, depending on how much old sealant has to come out from start to finish. Around Carrington, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First we find out how and where the joint has failed.
- All the old sealant comes out, including any layers underneath.
- We clean the joint, treat any mould and let it dry.
- Moving joints get backing and a flexible sealant to suit.
- We tool the joint and tell you about anything else that needs attention.
How to prepare
- Try not to wet indoor joints just before the visit
- Tell us about any previous sealing or DIY attempts
- On commercial sites, let us know about site rules

What happens if it’s left?
Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What you get with us
- A choice of colours where the product allows
- An ARBOMaster approved applicator
- Any old sealant cut out fully, not covered over
- We leave the area clean and tidy

Remedial sealant around Carrington
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
If you let a flat or house near Gorebridge station, botched sealant from a previous quick fix is easier to strip out between tenants. Homes close to Carrington Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
