  • Mould trapped under a layer of silicone

Remedial sealant near Calshot

Why deal with it now?

Adding more sealant is the usual quick fix, and it rarely works. It does not grip the old layer, leaving the leak in place and one more layer to cut out later. In a small place like Calshot, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

Why us?

  • Quality sealants from Arbo and Everbuild
  • White, clear, grey or coloured to suit, where the product allows
  • Sanitary silicone with an anti-fungal additive in wet areas
  • We never seal over old sealant

Remedial sealant in Calshot, done properly

Two decades of sealant work means we recognise most failures quickly. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. Common call-outs are for worktop sealant that has shrunk and split and caulk or the wrong sealant used in a wet area, on mouldy bath & shower sealant, expansion joints and failed movement joints.

In a village or hamlet like Calshot, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Big or small, you get the same 12-month guarantee.

Landlord and commercial work in Calshot

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

What we do, step by step

There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes a few hours, depending on how many layers have to come out for a typical job. For a village or hamlet like Calshot, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Tell us if parking is tricky
  • Mention any sign-in or site rules at work premises

How to get a quote

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will take it from there.

Advice

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A cracked shower tray or bath (that needs repair or replacing)
  • Older mastics that may need an asbestos check before removal
  • Water damage behind tiles that needs a tiler

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

Surfaces we seal

  • Failed movement joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep an eye on the ceiling below the bathroom
  • Use a soft cloth, not a scourer, on silicone
  • Never seal over old silicone
  • Ask why a joint failed before redoing it

Leave the new joint to cure fully before it gets wet or moves: normally around 24 hours, or as long as we advise.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

How the job changes by surface

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. We remove it all and clean back to sound surfaces.

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We’ll tell you what we find.

Questions from Calshot

Is Calshot within the area you cover?

Yes, Calshot is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near Hamble station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.

What if resealing will not fix my leak?

Then we explain what we’ve found. You may need a plumber or bathroom fitter.

My shower still leaks after a reseal. Can you sort it?

Yes. First we check whether the leak is the sealant at all, then strip and reseal the joints.

Do you guarantee remedial jobs?

Yes. Every job comes with our one-year guarantee.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Can you take off two layers of silicone?

Yes. We remove every layer; new silicone doesn’t bond to old silicone, which is why over-sealing fails.

Common problems we fix in Calshot

How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, can’t flex, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.

If you can see any of these, it’s time to have the joints looked at:

  • Dark patches showing through the sealant
  • Decorators’ caulk around a bath or shower
  • Kitchen joints letting water behind the worktop
  • Movement joints that have split or pulled away

Letting a property close to Hamble station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Remedial sealant in Calshot: local notes

Calshot is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

In the older streets around St George, walls and floors in older homes can move, and sealant and grout show it first.
