Remedial sealant around Hillhead
Hillhead is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
In the older streets around St George, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Hamble station, botched sealant from a previous quick fix is easier to strip out between tenants.

Remedial sealant for homes and businesses in Hillhead
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. We work on botched or over-sealed joints, mouldy bath & shower sealant and failed movement joints, and the jobs we see most are smears and lumps from a botched reseal and dark patches showing through the sealant.
Somewhere as small as Hillhead, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Hillhead questions
Do you cover Hillhead for remedial sealant?
Yes, Hillhead is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we’ll give you a clear price.
Will you come out to Hillhead?
Yes, Hillhead is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Someone sealed over the old bead. Can you fix it?
Yes. We cut out all the layers and clean off the film, then the joint is resealed once.
Are you insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or drop us an email.
I’m a tenant. Can you help?
Yes. Ask your landlord first, and we can send them the quote if that helps.

What the job involves on each surface
Over-sealed & botched joints
Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and point out any existing damage.
Windows & doors
A frame that keeps leaking may not be the mastic. We check the joint and tell you if it looks to be something else.
Why deal with it now?
Hidden water does the most damage: wet floors, stained ceilings and swollen worktops. Dealing with the joint now is a small job by comparison. Around Hillhead, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

How we quote for remedial sealant
Every job gets its own quote. These are the things that affect it:
- How many areas need sealing
- The size of the job
- The type of sealant required
- Any mould that needs treating
What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.
What to tell us for a quote
What to tell us when you ask for a quote:
- How we’d reach the joints
- The rough size of the job
- Photos by email, if that is easy
- The address or postcode of the job
For a quote, phone 0345 464 0079 or send us an email with the location and a short description of the problem. We will give you a clear quote before any work starts.
When something else is needed
A few problems are outside what sealant work can do:
- Cracks in the fitting rather than the joint
- Tiles that have come away from the wall
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before booking.

What we do, step by step
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere like Hillhead needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you are told about anything else we found.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints

Related advice
Looking after it afterwards
So the new joints stay in good condition:
- Act on a lifting corner straight away
- Keep an eye on the ceiling below the bathroom
- Use a soft cloth, not a scourer, on silicone
- Never fill a movement joint with mortar or grout
If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.
Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
