Need new build mastic in Calshot?

For landlords and businesses

If you manage several properties in or around Calshot, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

New build mastic for homes and businesses in Calshot

Some new-home owners let the house settle before resealing. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. If you have beads laid onto grit and dust from the build and smeared, uneven beads picked up at snagging, we can put it right, on kitchens, windows & doors and show homes alike.

Around Calshot, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.

We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Movement caused by a poorly fitted tray or bath
  • Damaged fittings that need replacing
  • Plumbing faults behind the sealant

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

Joints and surfaces we work on

  • Skirting & floors
  • Plot handovers
  • Kitchens
  • Bathrooms & en suites
  • Windows & doors
  • Show homes

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Watch for new gaps as the house dries out
  • Wait for the cure time before using a resealed shower
  • Clean sealant with mild detergent, not abrasives
  • Raise failed sealant with the developer while you’re covered

Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents.

Don’t let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you, so raise it early.

What happens if it’s left?

For developers, getting the sealant right first time saves return visits. Snagging visits for failed sealant cost time on every plot, and they’re avoidable with good preparation. Around Calshot, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

How it works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for most snagging lists, longer for a run of plots, including the tidy-up. For a village or hamlet like Calshot, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear items away from the joints we are working on

Do you cover Calshot for new build mastic?

Yes, Calshot is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear quote.

Do you work for landlords with property near Hamble station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.

How long does new build mastic take?

That depends on the amount of work, but most jobs take a few hours for most snagging lists, longer for a run of plots. We’ll give you a better idea when we quote.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Is it worth resealing while the house is still settling?

It depends on whether water is getting through. A leaking shower or bath seal should be redone straight away, while small cosmetic gaps can wait a while.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Can you reseal over the builder’s sealant?

No. New silicone will not bond to old silicone, so it soon lifts and traps water. We cut the old bead out completely.

Do you take on second-fix sealing for builders?

Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send us the plot schedule and we will quote.

What the job involves on each surface

Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Each joint is cleaned and primed where needed so the sealant lasts.

Bathrooms and en suites

New-build bathrooms and en suites are where sealant fails most often. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.
