Remedial sealant for Brambridge homes and businesses

What remedial sealant looks like in Brambridge

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For landlords with property near Shawford station, botched sealant from a previous quick fix is easier to strip out between tenants. Schools such as Colden Common Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Brambridge is about 2 miles north-east of Eastleigh, in Hampshire. Anywhere in SO50, we cover remedial sealant for homes and businesses. Brambridge is one of 683 places in Hampshire where we work. There’s also a page for Southampton, roughly 6 miles from Brambridge.

All of SO50 is within our area for remedial sealant. Whether your property is on Brambridge, Bishopstoke Lane and Kiln Lane or anywhere close by, we can help. If you are just outside Brambridge, we cover Colden Common (1 mile north-east), Highbridge (1 mile south-west), Lord's Wood (1 mile south-west), Nob's Crook (1 mile south-east) and Fisher's Pond (1 mile south-east). How we handle remedial sealant in Brambridge

Water on the floor doesn’t always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. We work on leaking tray & enclosure joints, expansion joints and failed movement joints, and the jobs we see most are over-sealed joints coming away and decorators’ caulk around a bath or shower.

In a village or hamlet like Brambridge, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

All our work is covered by a one-year guarantee, wherever you are in Hampshire.

When to call us in Brambridge

Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. None of them last.

The most common problems we see are:

  • Caulk or the wrong sealant used in a wet area
  • Movement joints that have split or pulled away
  • Sealant peeling off a dusty or damp surface
  • Kitchen joints letting water behind the worktop

If you live in an older home near Church of the Holy Trinity, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Brambridge questions

Can you do remedial sealant in Brambridge?

Yes, Brambridge is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.

Can you help a landlord with a rental near Shawford station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll send you a clear quote.

Do you offer different sealant colours?

We help you choose a colour that suits, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Brambridge.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Can you remove sealant that is been put over old sealant?

Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s the only way the new joint will last.

Can you strip sealant from an acrylic tray safely?

Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

How it works

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours for most joints, depending on how much old sealant has to come out, and we explain the cure time before we leave. In a small place like Brambridge, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Quotes for remedial sealant in Brambridge

Call for a quick quote. What matters most is:

  • The product the joint needs
  • Whether the work is at height
  • How many areas need sealing
  • The amount of work

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

When you contact us, these details help:

  • Where the property is
  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved

Need a quote? Please ring 0345 464 0079 or email us and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • A tray or bath that’s cracked
  • A tray or worktop that needs refixing first
  • Plumbing leaks behind walls or under trays

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before you book.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Expansion joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints

Why deal with it now?

Spraying mould remover on a sealed-over joint does not reach what’s underneath. The layers have to come out, so the joint can be treated and resealed. Around Brambridge, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Find out why the sealant failed first
  • Clean sealant with mild products only
  • Run the fan after every shower
  • Never seal over old silicone

Watch the joint over the first few weeks, particularly where the original failure was caused by movement. If anything changes, just call 0345 464 0079 or send us an email.

Do not keep resealing the same joint. Get the cause found first, or the next bead will go the same way.
