Need remedial sealant in Blackness?

Remedial sealant in Blackness, done properly

Remedial work is what we do when sealant has failed or been done badly. New sealant over old, smeared beads, unsuitable products and hidden mould all need stripping out. We work on mouldy bath & shower sealant, leaking tray & enclosure joints and failed movement joints, and common reasons people get in touch are sealant peeling off a dusty or damp surface and wide, uneven beads that look worse than the old ones.

Being in a small place like Blackness makes no difference to the job itself: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

How the job changes by surface

Windows & doors

Frames resealed over the top end up with hard, layered mastic. All of it is cut out and the frame and wall cleaned before backing and resealing.

Worktops & kitchens

Kitchen joints hold grease and residue, so we spend extra time cleaning before resealing.

FAQs for Blackness

Do you cover Blackness for remedial sealant?

Yes, Blackness is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or email us and tell us what needs doing, and we’ll send you a clear quote.

Can you help a landlord with a rental near Pevensey & Westham station?

Yes, we work for landlords and letting agents. Just call 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.

Do you guarantee remedial jobs?

Yes, with our 12-month guarantee. If we have pointed out another problem, getting it fixed helps the new joint last.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Honest limits

Sealant is not the answer to every problem, and we will tell you before we start. Sealant won’t put right:

  • Movement from fittings that are not supported
  • Tiles that have come away from the wall
  • Cracks in the fitting rather than the joint

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints

Why deal with it now?

Hidden water does the most damage: soaked floorboards, ceiling stains below and blown plaster. By comparison, sorting the joint is quick. Older cottages and farmhouses around Blackness can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Blackness homes and their sealant

Blackness is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Homes close to St Luke's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Pevensey & Westham station, botched sealant from a previous quick fix is easier to strip out between tenants.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, depending on how many layers have to come out, and the area is left clean. Somewhere as small as Blackness, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Getting ready for the visit

  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints

Related advice

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Deal with small splits early
  • Keep the room well ventilated
  • Keep an eye on the ceiling below the bathroom
  • Keep movement joints clear of mortar and paint

If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What we are called out for in Blackness

Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.

The problems people generally mention when they call include:

  • A second bead peeling off the first
  • Repeat leaks from the same joint
  • Floor or wall movement joints that have failed
  • Sealant peeling off a dusty or damp surface
