How we handle remedial sealant in Appin

Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We work on botched or over-sealed joints, failed movement joints and mouldy bath & shower sealant, and people most often call us about worktop sealant that has shrunk and split and thick, messy sealant smeared over tiles.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

There’s a 12-month guarantee on every job.

What happens if it’s left?

Remedial work takes longer than a straight reseal, but not by much: the work takes a few hours for most joints, depending on how much old sealant has to come out. It’s far less disruption than resealing the same joint again and again. Around Appin, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Different surfaces, different methods

Worktops & kitchens

Kitchen joints hold grease and residue, so cleaning takes longer than in a bathroom before resealing.

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We will tell you what we find.

How we quote for remedial sealant

We don’t publish a price list, because jobs vary so much. What we look at:

  • How many areas need sealing
  • The number and length of the joints
  • Working hours on commercial sites
  • Whether the work is at height

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Whether it’s a home or a business
  • The rough size of the job
  • Photos by email, if that’s easy
  • Where the property is

Appin: your questions answered

What guarantee comes with remedial sealant in Appin?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is Appin within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

My shower still leaks after a reseal. Can you sort it?

Yes, usually. First we check whether the leak is the sealant at all, then strip and reseal the joints.

Can you remove old sealant without damaging the bath?

Yes, with care. The old bead is cut and lifted with tools that suit the surface, then clean off the residue. Any existing damage is pointed out before we start.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses.

Can landlords and businesses book you?

Yes, regularly. Several properties can go on one quote.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Air the bathroom so the sealant can dry
  • Deal with small splits early
  • Keep bleach and abrasives off the bead
  • Find out why the sealant failed first

Don’t let anyone seal over it later. Over-sealing is how many remedial jobs start.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

What happens on the day

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. Somewhere like Appin may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed

Advice

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What we cannot put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Plumbing leaks behind walls or under trays
  • A bath, tray or worktop that moves until it’s properly fixed
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints

Remedial sealant in Appin: local notes

Appin is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In the older streets around Appin Parish Church, walls and floors in older homes can move, and sealant and grout show it first. Around Appin, as everywhere, remedial sealant is only as good as the preparation behind it.
