Remedial sealant in Allandale, done properly

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. If you are dealing with sealant applied over old sealant that has lifted and beads that never stuck properly, we can put it right, on failed movement joints, shrunken worktop sealant and expansion joints alike.

A bathroom in a place like Allandale gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

Surface by surface

Windows & doors

Some leaks around windows come from the wall or the window itself. We check the joint and tell you if it looks to be something else.

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. We check both before any new sealant goes on.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for most joints, depending on how much old sealant has to come out. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Advice

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

What affects the cost of remedial sealant

You’ll get a clear quote before any work starts. It’s based on:

  • The product the joint needs
  • How much there is to do
  • The old material and how stubborn it is
  • Access and height

The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Allandale questions

Is Allandale in your area for remedial sealant?

Yes. We work across all of Scotland, and Allandale is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

I let a flat near Cumbernauld station. Can you help?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Can I add another job to the visit?

Yes. Just list everything you need.

Can you reseal a split movement joint?

Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, and reseal with a flexible product.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Where do you work from?

We work from Crawley. We cover Allandale and the rest of Falkirk, along with the rest of our area.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

What remedial sealant looks like in Allandale

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Managing a site like Abronhill High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Haggs Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Cumbernauld station? Then a joint that keeps failing is best fixed properly while the property is empty.

Why deal with it now?

A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing usually puts it right. If they’re not, we will tell you. In an older home around Allandale, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Always have old sealant cut out, not covered
  • Clean sealant with mild products only
  • Check ceilings under showers for marks
  • Keep the room well ventilated

Keep an eye on the joint at first, particularly where the original failure was caused by movement. Should anything change, email us at info@mrmastic.co.uk.

If a joint has failed more than once, stop resealing it. Get the cause found first, otherwise the next attempt will fail too.
