Regrouting in Whitlawburn, South Lanarkshire
Raking out old, cracked or stained grout and regrouting tiled walls and floors for householders, landlords and businesses in Whitlawburn. Fully insured, ARBOMaster approved and guaranteed for a year.
- Stained grout that cleaning won’t shift
- Greasy, stained grout behind the hob
- Grout that makes sound tiles look old
What happens if it’s left?
Once grout cracks, water can get behind the tiling. Leave it, and the adhesive or the wall behind can suffer, which turns a regrout into a retile. Sorting it early keeps the job simple. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

About our regrouting in Whitlawburn
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it and renew the silicone at the edges. We work on tiled floors, bathroom wall tiles and wet rooms, and common reasons people get in touch are grout in corners that has cracked and grout that stays dark however much it’s cleaned.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Common questions in Whitlawburn
Do you work for landlords with property near Kirkhill station?
Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Is Whitlawburn in your area for regrouting?
Yes. Our work covers the whole of Scotland, and Whitlawburn is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Where are you based?
Mr Mastic is based in Crawley. We cover Whitlawburn and the rest of South Lanarkshire, along with the rest of our area.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Can you change the grout colour?
Yes. Because the old grout is raked out, the new colour goes all the way into the joint rather than sitting on top.
How long will you be here?
Most jobs take anything from a few hours to a full day, depending on the area. Your quote will say how long we expect yours to take.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
Should corners be grouted or sealed?
Corners get silicone, not grout. They move slightly and grout can’t take that movement.
What we’re called out for in Whitlawburn
A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.
The problems people normally mention when they call include:
- Gaps where the shower grout has gone
- Stained grout that cleaning will not shift
- Grout in corners that has cracked
- Cracked or crumbling grout lines
If you live in an older home near Cambuslang Baptist Church, walls and floors in older homes can move, and sealant and grout show it first.

- Is VAT in the price?

What we can’t put right
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- A structure that flexes behind the tiles
- Loose tiles, which need refixing first
- A leaking shower valve or waste
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What affects the quote in Whitlawburn
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How many areas need sealing
- The product the joint needs
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.
Helping us quote
To make quoting easier, please include:
- Roughly how big the job is
- How we’d reach the joints
- Photos by email, if that is easy
- If someone has resealed it before
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
Whitlawburn homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Kirkhill station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. Managing a site like Cathkin High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How it works
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to a full day, depending on the area. For a place like Whitlawburn, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
Before we arrive
- Try not to wet indoor joints just before the visit
- Clear items away from the joints we’re working on
- Tell us if parking is tricky

Surface by surface
Bathroom floors
If floor grout keeps cracking, the floor may be moving. We check the tiles before regrouting.
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It cannot fix waterproofing below the tiles.
