Regrouting in West Bedfont, done properly
Changing the grout colour is a simple way to update tiles. You might go from white to grey, or the other way round. Tell us what you have in mind when you ask for a quote. We work on bathroom floors, bathroom wall tiles and tiled floors, and the jobs we see most are grout that stays dark however much it’s cleaned and gaps where the shower grout has gone.
Being in a small place like West Bedfont makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
A 12-month guarantee comes as standard, so you are covered after we’ve gone.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Run the extractor fan during and after a shower
- Wipe water off the walls when you are done
- Use a soft brush rather than a wire one
- Keep an eye on the silicone along the edges
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.
Cracked grout doesn’t stay cracked for long. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.
How we quote for regrouting
The price is agreed before any work begins. It takes into account:
- The product the joint needs
- How much there is to do
- Whether the work is at height
- Working hours on commercial sites
Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- How we’d reach the joints
- How many joints, rooms or windows are involved
- Where the job is, and your postcode
- Any previous sealing or DIY work
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
West Bedfont: your questions answered
Will you come out to West Bedfont?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Heathrow Terminal 4 Rail station. Can you help?
Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Is the work guaranteed?
There’s a 12-month guarantee on every job, including regrouting.
When can I use the shower again?
We give you a time before we leave. The wait depends on the products and conditions so please stick to it.
What we do, step by step
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a shower enclosure, longer for a whole room in most cases. For a village or hamlet like West Bedfont, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us if parking is tricky
- Clear items away from the joints we’re working on

What regrouting looks like in West Bedfont
There are hotels and other places to stay in and around West Bedfont. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you let a flat or house near Heathrow Terminal 4 Rail station, stained grout drags a rental down, and regrouting between lets puts that right. If you look after a building such as Stanwell Fields CofE Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Mary include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

The nearest railway station is Heathrow Terminal 4 Rail station, roughly 1 mile north-east of the centre. What the job involves on each surface
Corners and edges
Corners flex as the building moves, so they get silicone, not grout.
Bathroom floors
Floor grout takes foot traffic as well as water. It wears and darkens over time.
Why act early in West Bedfont
Grout pens and paint-on colourants only cover the surface. They don’t fill cracks or stop water, and stains can show through again. A proper regrout puts new grout in the joint. Older cottages and farmhouses around West Bedfont can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
