How the visit works

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, or longer for a fully tiled room. Somewhere as small as Warden, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Regrouting in Warden

Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. Our job is to rake it out and put new grout in, then reseal the corners and edges. We’re often asked to deal with old grout in a dated colour and grout that stays dark however much it’s cleaned, across bathroom wall tiles, shower walls and wet rooms.

In a village or hamlet like Warden, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Big or small, you get the same 12-month guarantee.

Warden questions

Will you come out to Warden?

Yes. Warden is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

What guarantee comes with regrouting in Warden?

All our work, in Warden and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Do you reseal at the same time?

In most cases, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.

How long will you be here?

A typical job takes a few hours for a shower enclosure, longer for a whole room, including preparation and clearing up. We will confirm how long when we quote.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

What goes in the corners, grout or silicone?

We seal corners with silicone. They move slightly and grout cannot take that movement.

Will regrouting fix loose tiles?

Loose tiles need refixing before regrouting. We will show you which ones before any grout comes out.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Warden, along with the rest of our area.

How the job changes by surface

Bathroom floors

If floor grout keeps cracking, the floor may be moving. We look for loose tiles first.

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on the area. You can change the colour at the same time.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

What affects the quote in Warden

The price is agreed before any work begins. It takes into account:

  • The type of sealant required
  • The number of rooms or windows
  • The number and length of the joints
  • Whether there’s mould to deal with

Leaving a failed joint usually makes the job bigger, not smaller. If you’re unsure, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work
  • The address or postcode of the job
  • Whether it’s a home or a business

Want a quote for regrouting? Please phone 0345 464 0079 or email us and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for.

Signs you need regrouting in Warden

Harsh cleaners and scrubbing wear grout away. Bleach and acidic limescale removers can attack it with repeated use, until the joints are rough and low.

Look out for these signs:

  • Cracked or crumbling grout lines
  • Discoloured grout on otherwise sound tiles
  • Old grout in a dated colour
  • Splashback grout that has darkened

Whether the job is in Warden itself or nearby, the right material for each joint matters as much as a neat finish.

What regrouting looks like in Warden

Warden is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Around Warden, as everywhere, regrouting is only as good as the preparation behind it.

Warden is about 4 miles east of Minster, in Kent. Anywhere in ME12, we can carry out regrouting at your property. Warden is one of 922 towns and villages in Kent we cover. For nearby work, see our Chelmsford page, about 29 miles away.

How to look after the new joints

So the new joints stay in good condition:

  • Have loose tiles looked at early
  • Look at the sealant in the corners now and then
  • Stick to mild products for cleaning grout
  • Don’t use strong acidic cleaners on grout

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.

Stains that won’t clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.
