About our regrouting in Mud Row

Regrouting is normally paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. We work on kitchen splashbacks, bathroom wall tiles and wet rooms, and people most often call us about old grout in a dated colour and gaps where the shower grout has gone.

In a village or hamlet like Mud Row, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

There’s a 12-month guarantee on every job.

Regrouting in Mud Row: local notes

Mud Row is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as Eastchurch Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Mud Row is about 3 miles east of Minster, in Kent. We provide regrouting to homes and businesses in Mud Row and nearby, as part of our work across Kent. Mud Row is one of 922 places in Kent where we work for regrouting. For nearby work, see our Chelmsford page (28 miles or so).

Mud Row: your questions answered

Is Mud Row within the area you cover?

Yes. Mud Row is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is there a guarantee on regrouting in Mud Row?

All our work, in Mud Row and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Is regrouting a chance to pick a new grout colour?

Yes. Many clients do. A darker grout hides marks better, while lighter grout brightens a room.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, or longer for a fully tiled room. For a village or hamlet like Mud Row, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. The corners and edges get new silicone, because grout there would crack.

Before we arrive

  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What affects the cost of regrouting

Jobs vary more than people expect. What affects the quote:

  • Whether the work is at height
  • The size of the job
  • Whether there’s mould to deal with
  • Which sealant suits the joint

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Asking for a quote

Before you ask for a quote, have a think about:

  • Whether it has been sealed before
  • Photos by email, if that’s easy
  • The address or postcode of the job
  • How many joints, rooms or windows are involved

To get a quote, phone 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

When something else is needed

New sealant cannot fix everything, and we will tell you before work begins. It will not solve:

  • Tiles that are chipped or split
  • Waterproofing that has failed below the tiling
  • A floor or wall that keeps moving

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

Surfaces we seal

  • Tiled floors
  • Bathroom wall tiles
  • Wet rooms
  • Kitchen splashbacks
  • Bathroom floors
  • Shower walls

How the job changes by surface

Shower walls

Shower walls are the most common area we regrout. Gaps here let water get behind the tiling.

Wet rooms

Wet room grout and sealant need to be in good order. We replace the grout and reseal the edges.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Landlords, agents and businesses in Mud Row

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

When to call us in Mud Row

Poor ventilation keeps grout damp, and damp grout is where mould grows. When black spots keep returning, the mould has generally got into the grout.

Any of these means the joints need attention:

  • Grout that’s cracking and breaking up
  • Grout stained black or orange that will not clean
  • Gaps where the shower grout has gone
  • Grout in corners that has cracked

For an older house near a landmark such as Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What your quote should include

  • How long the guarantee is
  • Whether the sealant suits the joint
  • How the joint is cleaned and prepared
  • Is VAT in the price?
