Trusted glazing silicone in Mud Row

Glazing silicone in Mud Row

Sealant on glazing does not last for ever. Sun, rain and movement wear it down, and once it cracks, water follows. Renewing it keeps glazing joints doing their job. We work on shower screens, glass-to-glass joints and rooflights, and common reasons people get in touch are drips on the inside of a conservatory window and water escaping where a screen meets the wall.

Outdoor sealant needs dry, clean surfaces, so work on frames around Mud Row is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

There’s a 12-month guarantee on every job, large or small.

What happens on the day

On the day, we look over the joints with you first. We protect the surfaces around the joints before we start. The work usually takes a few hours, depending on how many joints need doing. In a small place like Mud Row, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. The finished joints are checked and, where it’s safe, tested with water.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention any tricky access

Advice

When it isn’t the sealant

It helps to know what we can’t do too:

  • A sealed unit that has misted inside
  • A broken pane or roof panel
  • Rotten or badly damaged frames

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Conservatory frames
  • Glass-to-frame joints
  • Rooflights
  • Glass-to-glass joints
  • Glass balustrade bases
  • Shower screens

Surface by surface

Glass-to-glass joints

Frameless glass corners and panels are joined with silicone. We renew it with a clear or matching glazing silicone.

Conservatory frames

Conservatory frame joints are a common source of leaks. We cut out the old sealant and reseal.

Leave it or put it right?

Topping up old silicone can look like a fix, but new silicone will not bond to old and water soon finds its way back. Cutting out and resealing properly lasts. Older cottages and farmhouses around Mud Row can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and send you a clear quote before we start.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Clean glass with a mild cleaner and a soft cloth
  • Clear the conservatory gutters regularly
  • Squeegee the shower screen after each use
  • Keep harsh solvents off the silicone

Keep conservatory gutters clear, so water drains away from the joints. Overflowing gutters can cause leaks of their own.

Damp patches, drips and condensation along a joint are worth checking. It may be sealant, or something else, and we’ll tell you which.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What glazing silicone looks like in Mud Row

Mud Row is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on glazing joints and frame seals, especially on the side facing the sea. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Managing a site like Eastchurch Church of England Primary School? Then the mastic around its windows and doors needs looking after like any other building’s. In the older streets around Church of All Saints, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
