Regrouting in Townsend

Regrouting for homes and businesses in Townsend

We work across Townsend, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, and we finish by resealing the edges. We work on tiled floors, kitchen splashbacks and bathroom wall tiles, and common reasons people get in touch are cracked or crumbling grout lines and dirty, worn grout on a tiled floor.

Around Townsend, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or email us.

Leave it or put it right?

Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Dealing with it now keeps it small. Around Townsend, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Regrouting in Townsend: local notes

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to Church of St Catherine include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like The Hurst School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Townsend is about 3 miles south-west of Tadley, in Hampshire. From the centre of Townsend to the outskirts, we cover regrouting for every kind of property, from flats and houses to offices and hotels. We cover 683 towns and villages across Hampshire, large and small. There’s also a page for Reading, roughly 13 miles from Townsend.

Our applicators cover all of the RG26 postcode area for regrouting and the streets around it. Neighbouring places we cover for regrouting include Wolverton Common (1 mile north), Axmansford (2 miles north), West Heath (2 miles east), Ramsdell (2 miles south-east) and Baughurst (2 miles north-east). We also work in nearby towns such as Basingstoke (6 miles south-east), Andover (15 miles south-west), Alton (15 miles south-east), Tadley (3 miles north-east), Hook (11 miles east) and Popley (5 miles south-east).

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a shower enclosure, longer for a whole room, and the area is left clean. Somewhere like Townsend needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before

What we are called out for in Townsend

Strong cleaning products and hard scrubbing slowly erode grout. Bleach and acidic limescale removers can attack it with repeated use, leaving the joints sunken and rough.

Common reasons people contact us include:

  • Grout that is cracking and breaking up
  • Old grout in a dated colour
  • Kitchen splashback grout stained by grease
  • Grout washed out of a shower

If you let a flat or house near Midgham station, a regrout while the flat is empty is quicker than working around a tenant.

Questions to ask before booking

  • Whether you can choose the colour
  • Whether all the old sealant comes out first
  • What guarantee comes with the work

10 questions to ask before you book

Townsend questions

Will you come out to Townsend?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is Townsend in your area for regrouting?

Yes. We work across London and the South East, and Townsend is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear price.

Do you have insurance?

Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.

Will the sealant be renewed as well as the grout?

Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so both are renewed and it’s all in the quote.

How long does regrouting take?

Typically it takes a few hours, or longer for a fully tiled room. Bigger jobs take longer, and we’ll tell you how long to expect.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

What if some of my tiles are loose?

New grout cannot hold loose tiles in place. We flag any loose or hollow tiles before starting so you know where you stand.

Landlord and commercial work in Townsend

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Keep harsh bleach and acid cleaners off the grout
  • Get any tile that moves checked promptly
  • Check the corner silicone every few months
  • Wipe or squeegee the shower walls

Have any tile that moves checked right away. A loose tile cracks the grout around it and open a path for water.

Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

Surface by surface

Bathroom floors

If floor grout keeps cracking, the floor may be moving. We look for loose tiles first.

Bathroom wall tiles

Splash areas around basins and baths stain first. We can regroute just those areas or the whole wall.
