For landlords and businesses
We also work for property managers and facilities teams in Tonge and across Kent. Several sites can be quoted together, and we are fully insured for the work.
In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
Regrouting in Tonge
Before work begins, the tiles are checked. Loose or hollow tiles are pointed out first, because regrouting won’t fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. We work on kitchen splashbacks, tiled floors and shower walls, and people most often call us about old grout in a dated colour and crumbling grout between the tiles.
For a small place like Tonge, regrouting is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
All of our work is guaranteed for twelve months.

Tonge: your questions answered
Do you cover smaller places like Tonge?
Yes, Tonge is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you work for landlords with property near Teynham station?
Yes, we work for landlords and agents. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.
Can you do several jobs on one visit?
Yes. Just list everything you need.
Should corners be grouted or sealed?
Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.
How much does regrouting cost in Tonge?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status.
Regrouting around Tonge
Tonge is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Sittingbourne Community College are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Teynham station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
Tonge is about 2 miles east of Sittingbourne, in Kent. For regrouting in and around Tonge, please call 0345 464 0079 or send us an email for a quick quote. What affects the cost of regrouting
Call for a quick quote. The main things that affect it are:
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- Working hours on commercial sites
- Access and height
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
What to tell us for a quote
What to tell us when you ask for a quote:
- A few photos by email, if you can
- Any previous sealing or DIY work
- Where the job is, and your postcode
- If it’s domestic, commercial or a hotel
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved before giving you a price.
Keeping the joints in good condition
Aftercare is simple:
- Check the corner silicone every few months
- Wipe water off the walls when you are done
- Keep harsh bleach and acid cleaners off the grout
- Run the extractor fan during and after a shower
A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well to help it dry out.
Leaving failed grout can mean tiles come loose. Once that happens, regrouting will not fix it so early action pays.
What we are called out for in Tonge
Hard water and soap leave a film on grout that is hard to shift. The grout beneath can stain and weaken, and at that point, new grout is the better answer.
Look out for any of the following:
- Dirty, worn grout on a tiled floor
- Discoloured grout on otherwise sound tiles
- Gaps where the shower grout has gone
- Grout stained black or orange that will not clean
In the older streets around Church of St Giles, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What to look for in a quote
- What happens if they find a problem under the old sealant
- Which sealant they’ll use, and why
- What the quote includes, VAT included or not
- When the joint can take water or movement
DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Corners and edges
Corners flex as the building moves, so they get silicone, not grout.
Kitchen splashbacks
Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.
How it works
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, or longer for a fully tiled room. Somewhere like Tonge needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
Preparing for the visit
- Keep children and pets away from the work area
- Mention any leaks or damp you’ve noticed
- Tell us if parking is tricky
Getting a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
