Regrouting in Radfield, done properly
We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, because regrouting will not fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. We work on shower walls, tiled floors and bathroom floors, and people most often call us about grout that stays dark however much it’s cleaned and cracked grout along the bath or tray.
Somewhere as small as Radfield, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

What sealant work can’t fix
It helps to know what we cannot do too:
- Damaged tiles that need replacing
- Tiles that have come away from the wall
- Failed tanking or waterproofing under the tiles
If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It doesn’t repair failed tanking underneath.
Kitchen splashbacks
Splashback grout picks up grease and cooking stains. Stained grout is best replaced.
When to call us in Radfield
Grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble, especially in a shower that’s used every day.
If you can see any of these, it’s time to have the joints looked at:
- Shower grout that has worn away
- Grout in corners that has cracked
- Grout that stays dark however much it’s cleaned
- Discoloured grout on otherwise sound tiles
Schools such as Teynham Parochial Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What happens if it’s left?
Bleach can lighten stained grout for a while, but mould that has got into grout usually comes back. Replacing the grout and resealing the edges is a lasting fix. In a small place like Radfield, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why us?
- Arbo and Everbuild products

Common questions in Radfield
Do you cover smaller places like Radfield?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Teynham station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.
How long will you be here?
Most jobs take anything from a few hours to a full day, depending on the area. Your quote will say how long we expect yours to take.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Are you insured?
Yes. We are fully insured.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
Do you guarantee regrouting?
There’s a 12-month guarantee on every job, including regrouting.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
What happens on the day
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It normally takes a few hours for a shower enclosure, longer for a whole room. Somewhere like Radfield needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- We vacuum the joints and clean out the dust.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- We reseal the internal corners and edges with silicone.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Tell us if parking is tricky
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Clean with a soft brush, not anything metal
- Clean grout with a mild bathroom cleaner
- Open a window or run the fan to clear steam
- Get any tile that moves checked promptly
Have any tile that moves checked right away. Movement will crack the new grout and lets water in.
Fixing grout early is a small job. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.
Quotes for regrouting in Radfield
Every job gets its own quote. These are the things that affect it:
- The number and length of the joints
- The old material and how stubborn it is
- Whether there’s mould to deal with
- Which sealant suits the joint
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, ring 0345 464 0079 or drop us an email and we will give you an honest view and a quote.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Where the job is, and your postcode
- The type of property
- Any previous sealing or DIY work
- How we’d reach the joints
Asking for a quote is easy: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand.
Bathrooms and kitchens in Radfield
Radfield is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
Homes close to Church of St Lawrence include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Teynham station, a regrout while the flat is empty is quicker than working around a tenant.
