The Common Regrouting
Tiled areas in The Common need attention? We remove the old material, prepare the joints and seal them properly.
- Grout that’s cracking and breaking up
- Shower grout that has worn away
- Splashback grout that has darkened
Regrouting for homes and businesses in The Common
Across The Common, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. We’re often asked to deal with discoloured grout on otherwise sound tiles and cracked grout along the bath or tray, on tiled floors, bathroom floors and shower walls.
For a small place like The Common, regrouting is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
You get a one-year guarantee, the same in The Common as everywhere else we work.

What we’re called out for in The Common
Grout used in corners or along the bath cracks because those joints flex. Those joints should be silicone, and when they are not, water gets in.
People usually contact us after spotting something like this:
- A grout colour that no longer suits the room
- Grout stained black or orange that will not clean
- Good tiles let down by tired grout
- Kitchen splashback grout stained by grease
For site and facilities teams at buildings such as Radwinter Church of England Voluntary Aided Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Before you book anyone
- Whether the sealant suits the joint
- What insurance they hold
- How the surfaces are prepared before sealing
- How much experience the applicator has
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
What sealant work cannot fix
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Damaged tiles that need replacing
- Leaks from pipes, valves or wastes (a plumber’s job)
- Tiles that have come away from the wall
Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

Your questions about regrouting in The Common
Do you cover The Common for regrouting?
Yes. We work across London and the South East, and The Common is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job, and we’ll send you a clear quote.
Will you come out to The Common?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How soon can the shower be used after regrouting?
You will get a clear time from us before we go. Both the grout and the silicone need time to cure before they get wet.
Do you work for letting agents?
Yes, often. We can quote for several properties at once.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we are using.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
How we quote for regrouting
Some jobs are bigger than they look, and some smaller. What affects the quote:
- When we can work, for business premises
- Any mould that needs treating
- Which sealant suits the joint
- Access and height
Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
Helping us quote
When you call or email, it’s useful to know:
- Photos by email, if that is easy
- Any previous sealing or DIY work
- The address or postcode of the job
- Any access issues, like height or stairs
We quote each job on its own, so start by telling us what you need. Just ring 0345 464 0079 or drop us an email with the details, and pictures are welcome.
Bathrooms and kitchens in The Common
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
For an older house near a landmark such as Church of St Mary the Virgin, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
The Common is about 4 miles east of Saffron Walden, in Essex. Homes, rented property, offices and hotels in The Common can book us for regrouting. The work is guaranteed for a year. The Common is one of 644 towns and villages in Essex where we work for regrouting. You can also see our page for Chelmsford, roughly 21 miles from The Common.

Why deal with it now?
It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. Older cottages and farmhouses around The Common can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
Why book with us
- Full insurance on every job
- Anti-fungal sanitary silicone in wet areas
- Any old sealant cut out fully, not covered over
- Tidy, careful work

Keeping the joints in good condition
After the cure time, these simple habits help:
- Run the extractor fan during and after a shower
- Skip wire brushes and scourers
- Have loose tiles looked at early
- Keep an eye on the silicone along the edges
Have any tile that moves checked right away. Movement will crack the new grout and open a path for water.
Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward, before the joints open up.
What we do, step by step
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours for a shower enclosure, longer for a whole room in most cases. Somewhere as small as The Common, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Move anything stored near the joints
- Mention any tricky access
