Regrouting for homes and businesses in Sunninghill
Regrouting is usually paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. We’re often asked to deal with floor grout that has worn and darkened and greasy, stained grout behind the hob, on shower walls, bathroom wall tiles and tiled floors.
In and around Sunninghill, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.
Our work is backed for twelve months.

Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
Sunninghill homes and their sealant
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For site and facilities teams at buildings such as St Michael's CofE Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of St Michael and All Angels, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What affects the cost of regrouting
There’s no set price list, because jobs vary so much. What we look at:
- The type of sealant required
- How much old sealant there is and how hard it is to remove
- Whether the work is at height
- Any working-time requirements on site
The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- How we’d reach the joints
- Where the property is
- Whether it’s a home or a business
- Whether it has been sealed before
Every job is quoted individually, so start by telling us what you need. Just phone 0345 464 0079 or send us an email with the details and send photos if you have them.
Common questions in Sunninghill
Is Sunninghill within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you do regrouting in Sunninghill?
Yes. Our work covers London and the South East, and Sunninghill is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
What information do you need?
Just the basics: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or email us.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Do you guarantee regrouting?
There’s a 12-month guarantee on every job, including regrouting.
How soon can the shower be used after regrouting?
We give you a time before we leave. The wait depends on the products and conditions so please stick to it.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
When it isn’t the sealant
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- A leaking shower valve or waste
- Loose tiles, which need refixing first
- Tiles that are chipped or split
Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before you book.

The process
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a shower enclosure, longer for a whole room. In a smaller place like Sunninghill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
How to prepare
- Clear items away from the joints we are working on
- On commercial sites, let us know about site rules
- Let us know if you’ve seen damp or leaks
How to get a quote

Advice
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Don’t ignore a tile that feels loose
- Don’t use strong acidic cleaners on grout
- Use a soft brush rather than a wire one
- Stick to mild products for cleaning grout
Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time.
If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
What we are called out for in Sunninghill
Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down over time, until the joints are rough and low.
Most people get in touch when they notice one of these:
- Floor grout that has worn and darkened
- Grout washed out of a shower
- Stained grout that cleaning won’t shift
- Greasy, stained grout behind the hob
Letting a property close to Ascot station? Then stained grout drags a rental down, and regrouting between lets puts that right.
What your quote should include
- How hidden problems are handled
- When the joint can take water or movement
- What product goes in the joint
- How much experience the applicator has
