About our regrouting in Speen

Most regrouting jobs include resealing too. Grout belongs between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. We work on bathroom wall tiles, shower walls and bathroom floors, and people most often call us about a grout colour that no longer suits the room and greasy, stained grout behind the hob.

Somewhere as small as Speen, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Our work is backed for twelve months, in Speen and everywhere else we cover.

Why act early in Speen

Bleach can lighten stained grout for a while, but mould that has got into grout usually comes back. Replacing the grout and resealing the edges is a lasting fix. Where a wall is exposed, as many are in small places like Speen, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

What affects the quote in Speen

We don’t publish a price list. What we look at:

  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • Any mould that needs treating
  • The amount of work

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, call 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

What we need to know

Photos help, but a description is a good start. Please mention:

  • What’s wrong with the joints now
  • Where the job is, and your postcode
  • How we’d reach the joints
  • Whether it has been sealed before

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

What happens on the day

At the end, we look at the finished work together and explain the cure time. The visit itself usually takes anything from a few hours to a full day, depending on the area, depending on how much there is to do. Somewhere as small as Speen, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. Corners and edges are resealed with flexible silicone, not grout.

How to prepare

  • Mention any parking rules near the property
  • Mention any leaks or damp you’ve noticed
  • Clear items away from the joints we’re working on

Speen homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you live in an older home near Speen Church (Baptist), bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Speen CofE VA School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Saunderton station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

When something else is needed

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Tiles that are loose or hollow behind
  • Waterproofing that has failed below the tiling
  • Tiles that are chipped or split

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

What we seal

  • Bathroom wall tiles
  • Tiled floors
  • Kitchen splashbacks
  • Shower walls
  • Bathroom floors
  • Wet rooms

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Use a squeegee on the tiles after showering
  • Clean grout with a mild bathroom cleaner
  • Skip wire brushes and scourers
  • Keep an eye on the silicone along the edges

Use a gentle cleaner on the grout with a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

Your questions about regrouting in Speen

I let a flat near Saunderton station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Do you cover Speen for regrouting?

Yes. We work across London and the South East, and Speen is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we’ll send you a clear quote.

Is there any odour?

Some sealants have a smell while they cure. Ventilation helps.

How long does the job take?

It depends on the size of the job, but most jobs take a few hours, or longer for a fully tiled room. We will give you a better idea when we quote.

Can you regrout if a few tiles are loose?

Loose tiles need refixing before regrouting. We’ll show you which ones before any grout comes out.

Can you change the grout colour?

Yes. With the old grout removed, the new colour fills the whole joint, not just the surface.

Where are you based?

We work from Crawley. We cover Speen and the rest of Buckinghamshire, along with the rest of our area.

Is it OK to seal over old sealant?

No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Different surfaces, different methods

Corners and edges

Corners flex as the building moves, so they get silicone, not grout.

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on the area. You can change the colour at the same time.
