Regrouting for Southford homes and businesses

Regrouting in Southford, done properly

Regrouting is usually paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. If you have floor grout that won’t come clean and greasy, stained grout behind the hob, we can help, whatever the surface.

Around Southford, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

You are covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or email us.

Regrouting around Southford

Southford is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to Church of St. Mary and St. Radegund include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Southford is about 6 miles south of Newport, in the Isle of Wight. Every kind of property in Southford is covered for regrouting, old or new, large or small. Every job comes with our 12-month guarantee. Southford is one of 125 places in the Isle of Wight where we work for regrouting. Portsmouth is on our list too, around 16 miles away.

All of PO38 is within our area for regrouting, from the main roads to the quietest streets. Nearby, we also carry out regrouting in Bierley (1 mile south-west), Nettlecombe (1 mile south-east), Godshill (2 miles north), Wroxall (2 miles east) and Sandford (2 miles north-east). Remote and island addresses need a little more planning, so please mention your location when you ring 0345 464 0079 or send us an email.

Signs you need regrouting in Southford

Most grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down and showers that get daily use suffer most.

The most common problems we see are:

  • Grout that stays dark however much it’s cleaned
  • Grout that’s cracking and breaking up
  • Grout in corners that has cracked
  • Splashback grout that has darkened

Letting a property close to Shanklin station? Then stained grout drags a rental down, and regrouting between lets puts that right.

What to look for in a quote

  • Whether the sealant suits the joint
  • How long to leave it before use
  • Whether all the old sealant comes out first
  • What guarantee comes with the work

Our hiring checklist

What affects the cost of regrouting

We quote each job individually. These are the things that affect it:

  • The type of sealant required
  • The number of rooms or windows
  • Whether the work is at height
  • Whether old sealant or filler has to be cut out

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Helping us quote

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
  • What’s wrong with the joints now
  • The address or postcode of the job

We quote each job on its own. Just ring 0345 464 0079 or send us an email with the details and send photos if you have them.

Landlord and commercial work in Southford

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

The process

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a shower enclosure, longer for a whole room, including the tidy-up. Somewhere as small as Southford, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. We fill the joints with new grout, then clean the tiles.
  5. Corners and edges are resealed with flexible silicone, not grout.

How to prepare

  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height
  • Keep children and pets away from the work area

How to get a quote

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Avoid neat bleach and strong acid descalers on grout
  • Use a squeegee on the tiles after showering
  • Open a window or run the fan to clear steam
  • Clean grout with a mild bathroom cleaner

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

Common questions in Southford

Is Southford within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I let a flat near Shanklin station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Where do you work from?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Is regrouting a chance to pick a new grout colour?

Yes. It’s the ideal time to change it. Mention the colour you have in mind when you ring 0345 464 0079 or send us an email.

Do you grout the corners?

Corners get silicone, not grout. They move slightly and grout cannot take that movement.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Different surfaces, different methods

Shower walls

Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.

Bathroom floors

New floor grout makes a big difference to how a bathroom looks. Floor-to-wall and bath joints are sealed, not grouted.
