Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures.

Regrouting for homes and businesses in South Green
Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. We work on shower walls, bathroom wall tiles and wet rooms, and the jobs we see most are corners filled with grout instead of silicone and shower grout that has worn away.
Somewhere as small as South Green, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.
Each job carries a 12-month guarantee, whatever its size.

Regrouting in South Green: local notes
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
Homes close to St Mary Magdalene Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
South Green is about 4 miles south-west of Sittingbourne, in Kent. Whether you are in the middle of South Green or further out, we cover regrouting for every kind of property. Our area takes in 922 places across Kent, large and small. Chelmsford is on our list too, around 30 miles away.

What we’re called out for in South Green
When tiles or the wall behind them move, the grout cracks. That can be a loose tile, a flexing floor or a stud wall, so we check the tiles before we start.
Common reasons people contact us include:
- Splashback grout that has darkened
- Grout that makes sound tiles look old
- Corners filled with grout instead of silicone
- Stained grout that cleaning won’t shift
Rented homes near Newington station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.
What to look for in a quote
- Who does the work, and how experienced they are
- The length of the guarantee
- Which colour the sealant will be
- What the quote includes, VAT included or not
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Waterproofing that has failed below the tiling
- Movement in a stud wall or floor
- Cracked or broken tiles
If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.

How the visit works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours, or longer for a fully tiled room, including the tidy-up. Somewhere like South Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- Corners and edges are resealed with flexible silicone, not grout.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Mention any sign-in or site rules at work premises
- Move anything stored near the joints

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How we quote for regrouting
We do not publish a price list, because jobs vary so much. The quote depends on:
- How much there is to do
- Whether old sealant or filler has to be cut out
- How many rooms, windows or areas are involved
- How easy the joints are to reach
Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- What’s wrong with the joints now
- Any previous sealing or DIY work
- Any access issues, like height or stairs
- Photos by email, if that’s easy
We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To arrange one, ring 0345 464 0079 or send us an email.
Landlord and commercial work in South Green
We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured for the work.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Different surfaces, different methods
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It cannot fix waterproofing below the tiles.
Corners and edges
Edges are resealed while we’re there, so everything is renewed at once.
