Regrouting for Rowstock homes and businesses

Regrouting in Rowstock, done properly

A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. We work on wet rooms, tiled floors and kitchen splashbacks, and the jobs we see most are good tiles let down by tired grout and grout in corners that has cracked.

Around Rowstock, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Each job carries a 12-month guarantee.

Common problems we fix in Rowstock

Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly tends to wash out early.

The problems people normally mention when they call include:

  • Corners filled with grout instead of silicone
  • A grout colour that no longer suits the room
  • Crumbling grout between the tiles
  • Gaps where the shower grout has gone

Schools such as Harwell Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Questions to ask before booking

  • What the cure time is
  • Are they insured?
  • Who does the work, and how experienced they are
  • Is VAT in the price?

Our hiring checklist

What affects the cost of regrouting

You’ll get a clear quote before we start. It’s based on:

  • The type of sealant required
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • The amount of work

The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

What we need to know

When you contact us, it’s useful to know:

  • Photos by email, if that is easy
  • The type of property
  • The problem you’ve noticed
  • Any previous sealing or DIY work

Every job is quoted individually, so start by telling us what you need. Simply call 0345 464 0079 or email us and describe the job, and pictures are welcome.

Regrouting around Rowstock

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Rowstock has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

In the older streets around Church of St Matthew, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Didcot Parkway station? Then a regrout while the flat is empty is quicker than working around a tenant.

Rowstock is about 3 miles west of Didcot, in Oxfordshire. Whether you’re in the middle of Rowstock or further out, regrouting is available for homes and businesses alike, from flats and houses to offices and hotels. We cover 443 towns and villages across Oxfordshire. Our Oxford page covers work nearby (11 miles or so).

We work across the OX11 postcode area for regrouting and the streets around it. Regrouting is available to properties on Tudor Walk, Wantage Road and Reading Road and the roads around them. If you are just outside Rowstock, we cover East Hendred (1 mile west), West Hendred (2 miles west), Ardington (3 miles west), East Lockinge (3 miles west) and West Ilsley (4 miles south). Further out, we also cover Oxford (11 miles north), Didcot (3 miles east), Abingdon-on-Thames (5 miles north), Witney (15 miles north-west), Wantage (5 miles west) and Grove (5 miles west).

The process

At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a few hours for a shower enclosure, longer for a whole room, depending on the amount of work. In a small place like Rowstock, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Clear the area around the work
  • Mention any tricky access
  • Tell us about any water getting in

What the job involves on each surface

Bathroom wall tiles

We can regroute all the walls in a bathroom, depending on size. It’s a good time to change the grout colour.

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Stained grout is best replaced.

When something else is needed

It helps to know what we cannot do too:

  • Damaged tiles that need replacing
  • Water coming from plumbing rather than grout
  • Tiles that have come away from the wall

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

  • Bathroom floors
  • Bathroom wall tiles
  • Shower walls
  • Tiled floors

Questions from Rowstock

Do you work for hotels and guest houses in Rowstock?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you cover smaller places like Rowstock?

Yes. Rowstock is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

What if some of my tiles are loose?

Loose tiles need refixing before regrouting. We’ll show you which ones at the start.

Will the sealant be renewed as well as the grout?

Normally, yes. The corners and edges should be silicone and doing both at once leaves everything sound.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Is there any odour?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Aftercare tips

To keep the joints looking good and working properly:

  • Keep harsh bleach and acid cleaners off the grout
  • Have loose tiles looked at early
  • Use a soft brush rather than a wire one
  • Keep the fan on after showering

Keep an eye on the silicone in the corners. Corners flex, so the sealant there will need renewing in time.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
