How we handle regrouting in Queen Street

Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it and renew the silicone at the edges. Typical jobs include greasy, stained grout behind the hob and grout that stays dark however much it’s cleaned, on kitchen splashbacks, bathroom floors and shower walls.

Around Queen Street, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

A one-year guarantee comes with the work, just as it does everywhere we cover.

When it is not the sealant

Before booking, it’s worth knowing the limits too:

  • Waterproofing that has failed below the tiling
  • Movement in a stud wall or floor
  • Tiles that are chipped or split

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

Joints and surfaces we work on

  • Kitchen splashbacks
  • Bathroom floors
  • Tiled floors
  • Wet rooms
  • Bathroom wall tiles
  • Shower walls

How to look after the new joints

Aftercare is simple:

  • Look at the sealant in the corners now and then
  • Avoid neat bleach and strong acid descalers on grout
  • Clean with a soft brush, not anything metal
  • Use gentle cleaners on grout

Leave the area unused for as long as we advise, so it can harden properly. From then on, a quick rinse after showering helps and keep the room ventilated.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.

Queen Street: your questions answered

Do you cover smaller places like Queen Street?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Paddock Wood station?

Yes, we work for letting agents and landlords. You can phone 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.

Do you guarantee regrouting?

Our 12-month guarantee applies to all our work. We’re also fully insured.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Do you have insurance?

Yes. We’re fully insured.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will the sealant be renewed as well as the grout?

Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so both are renewed and it’s all in the quote.

Regrouting in Queen Street: local notes

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Managing a site like Paddock Wood Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Do you need regrouting in Queen Street?

Harsh cleaners and scrubbing wear grout away. Some bleaches and acid descalers break grout down over time, leaving the joints sunken and rough.

These are the problems we’re asked about most:

  • Grout that is cracking and breaking up
  • Floor grout that has worn and darkened
  • Grout in corners that has cracked
  • Good tiles let down by tired grout

Letting a property close to Paddock Wood station? Then a regrout while the flat is empty is quicker than working around a tenant.

Questions to ask before you book

  • Whether the sealant suits the joint
  • When the joint can take water or movement
  • How much experience the applicator has
  • What guarantee comes with the work

Choosing a sealant specialist

The process

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours, or longer for a fully tiled room. For a village or hamlet like Queen Street, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • On commercial sites, let us know about site rules
  • Keep pets and children clear of the area while we work

Shower walls

Shower walls get wet every day, so its grout takes the most punishment. It usually fails first.

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
