Regrouting in Philipshill, done properly
We regroute showers, bathroom walls and floors, splashbacks and wet rooms. It can be a full room, or just the area that has failed. Whatever the size, the method stays the same. We work on tiled floors, kitchen splashbacks and bathroom wall tiles, and common reasons people get in touch are grout in corners that has cracked and dirty, worn grout on a tiled floor.
Bathrooms in smaller places like Philipshill work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
You’re covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Honest limits
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Water coming from plumbing rather than grout
- Tiles that have come away from the wall
- Waterproofing that has failed below the tiling
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
Joints and surfaces we work on
- Bathroom wall tiles
- Bathroom floors
- Shower walls
- Wet rooms
- Tiled floors
- Kitchen splashbacks
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Rinse the tiles after showering
- Check the corner silicone every few months
- Do not ignore a tile that feels loose
- Clean grout with a mild bathroom cleaner
Wipe the tiles down after a shower keeps water off the grout. Ventilate the room well to help it dry out.
Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it so early action pays.
What happens if it’s left?
Cleaning products may brighten grout for a time, but stains and mould that have soaked in tend to return. New grout, with silicone in the corners, deals with the cause. Around Philipshill, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Quotes for regrouting in Philipshill
We quote each job individually. These are the things that affect it:
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- The number and length of the joints
- Mould in or behind the old joints
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.

Philipshill questions
Is Philipshill in your area for regrouting?
Yes. We work across all of Scotland, and Philipshill is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.
Do you work for landlords with property near Hairmyres station?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Do you reseal at the same time?
Most of the time, yes. Grout fills tile gaps and sealant handles the moving joints, so we renew both and it’s all in the quote.
Can new sealant go over the old?
No. The old sealant always comes out first, so the new sealant bonds properly.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Is it possible to regrout only the shower area?
Yes. Many jobs are just the shower walls, or just the joints that have failed.
What guarantee comes with the work?
You get our 12-month guarantee on every job. We’re also fully insured.
What we do, step by step
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. Outside jobs in Philipshill need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking the tiles for any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- The corners and edges get new silicone, because grout there would crack.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height

What regrouting looks like in Philipshill
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
In the older streets around Carmunnock Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like Duncanrig Secondary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Hairmyres station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
