Regrouting in Peaslake, Surrey
Raking out old, cracked or stained grout and regrouting tiled walls and floors in Peaslake, with a one-year guarantee on every job. Call for a quick quote.
- Cracked or crumbling grout lines
- Floor grout that has worn and darkened
- Grout that makes sound tiles look old
Do you need regrouting in Peaslake?
Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down over time, leaving the joints sunken and rough.
The most common problems we see are:
- Gaps where the shower grout has gone
- Stained grout that cleaning won’t shift
- Discoloured grout on otherwise sound tiles
- Splashback grout that has darkened
In the older streets around Church of St Mark, older homes can move a little, which is hard on rigid grout and tired sealant.
What your quote should include
- Who turns up on the day
- How long the guarantee is
- Whether the sealant suits the joint
- What happens if they find a problem under the old sealant
About our regrouting in Peaslake
We take the old grout out to a consistent depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. If you have grout in a colour the owner wants to change and grout that makes sound tiles look old, we can put it right.
For a small place like Peaslake, regrouting is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
All of our work is guaranteed for twelve months.

Peaslake homes and their sealant
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
Letting a property close to Gomshall station? Then a regrout while the flat is empty is quicker than working around a tenant.
Peaslake is about 6 miles south-west of Dorking, in Surrey. Across the GU5 area, our applicators can take on regrouting. Peaslake is one of 395 places in Surrey we cover. For nearby work, see our Crawley page (12 miles or so).
Every address in GU5 is within our area for regrouting, from the main roads to the quietest streets. We cover properties on Pond Lane, Peaslake Lane and Walking Bottom and the roads around them. How the job changes by surface
Wet rooms
New grout in a wet room keeps the surface sound. It cannot fix waterproofing below the tiles.
Corners and edges
Internal corners move, so we seal them rather than grout them.
Quotes for regrouting in Peaslake
Every job gets its own quote. This is what makes a difference:
- Any working-time requirements on site
- The number of rooms or windows
- Access and height
- Whether there’s mould to deal with
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- The problem you’ve noticed
- Any access issues, like height or stairs
- The type of property
- The rough size of the job
Asking for a quote is easy: let us know what needs doing and where. A few pictures by email make the job easier to understand.
The process
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It usually takes anything from a few hours to a full day, depending on the area. Somewhere as small as Peaslake, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
How to prepare
- Let us know about parking restrictions
- Move anything stored near the joints
- For business premises, tell us about site rules or sign-in

DIY versus a professional finish
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Peaslake: your questions answered
Do you cover Peaslake for regrouting?
Yes. Our work covers London and the South East, and Peaslake is part of that. You can ring 0345 464 0079 or email us and let us know what needs doing, and we’ll send you a clear quote.
Is Peaslake within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Where is Mr Mastic based?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
How long will you be here?
Typically it takes anything from a few hours to a full day, depending on the area. Larger jobs naturally take longer, and we will tell you how long to expect.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit.
Can new sealant go over the old?
No, because it fails. We remove every bit of old sealant first.
Is regrouting a chance to pick a new grout colour?
Yes. Many clients do. A darker grout hides marks better, while lighter grout brightens a room.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
What we cannot put right
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- A leaking wet room membrane
- A leaking shower valve or waste
- Damaged tiles that need replacing
If in doubt, ring 0345 464 0079 or email us and we will say what we think.
Surfaces we seal
- Bathroom floors
- Kitchen splashbacks
- Bathroom wall tiles
- Wet rooms
- Tiled floors
- Shower walls
Why deal with it now?
Once grout cracks, water can get behind the tiling. Leave it, and the adhesive or the wall behind can suffer, which turns a regrout into a retile. Dealing with it now keeps it small. Older cottages and farmhouses around Peaslake can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.
