Regrouting in Old Struan

- A grout colour that no longer suits the room

- Greasy, stained grout behind the hob
What regrouting looks like in Old Struan
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you live in an older home near Struan Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Regrouting for homes and businesses in Old Struan
Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. It can be a full room, or just the area that has failed. Either way, tiled areas in Old Struan are handled the same careful way. We work on bathroom floors, tiled floors and wet rooms, and common reasons people get in touch are grout in corners that has cracked and gaps where the shower grout has gone.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
Big or small, you get the same one-year guarantee.

Surface by surface
Wet rooms
Both the grout and the silicone in a wet room matter. We renew both.
Corners and edges
Edges are resealed while we are there, so the whole area is finished together.
What happens if it’s left?
Colouring the surface of old grout is a quick cosmetic fix. They will not fill gaps or keep water out, and stains can show through again. Raking out and regrouting replaces the grout itself. In an older home around Old Struan, damp from a failed joint can get into timber and plaster.
The cost reflects the work involved, not guesswork. That’s why we ask about the job first and agree the price before starting.

Common problems we fix in Old Struan
Grout that was put in corners cracks because those joints flex. They need flexible sealant, and if they’re grouted, a crack soon lets water in.
Any of these means the joints need attention:
- Kitchen splashback grout stained by grease
- Cracked or crumbling grout lines
- Good tiles let down by tired grout
- Shower grout that has worn away
Rented homes near Blair Atholl station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.
What to look for in a quote
- Which colour the sealant will be
- When the joint can take water or movement
- Whether the sealant suits the joint
- How the surfaces are prepared before sealing

Common questions in Old Struan
Is Old Struan in your area for regrouting?
Yes. Our work covers the whole of Scotland, and Old Struan is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.
Can you help a landlord with a rental near Blair Atholl station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Should corners be grouted or sealed?
Silicone. Grout is for the joints between tiles, while corners and edges need a joint that can move.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we’re using and why.
Is it OK to seal over old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Is it possible to regrout only the shower area?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
Is resealing included with regrouting?
We normally do. Fresh grout next to old, mouldy silicone would look odd and could still leak.
How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a shower enclosure, longer for a whole room and we leave things clean and tidy. Somewhere like Old Struan may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
How to prepare

Advice
For landlords and businesses
Letting agents often deal with us directly. Tell us the address, the job and how access works.
In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
Looking after it afterwards
After the cure time, these simple habits help:
- Open a window or run the fan to clear steam
- Look at the sealant in the corners now and then
- Get any tile that moves checked promptly
- Wipe water off the walls when you are done
Before we leave, you will know when the shower can be used. Stick to that time, and go gently on the grout at first.
Leaving failed grout can mean tiles come loose. By then, new grout alone is not enough, so it’s worth acting early.
