Regrouting near Newtimber

Different surfaces, different methods

Wet rooms

In a wet room, the whole floor gets wet, so good grout is important. We check for loose tiles before starting.

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.

Regrouting in Newtimber

Before any work starts, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting will not fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We work on wet rooms, kitchen splashbacks and tiled floors, and common reasons people get in touch are grout that stays dark however much it’s cleaned and discoloured grout on otherwise sound tiles.

Being in a small place like Newtimber makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

Landlord and commercial work in Newtimber

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

FAQs for Newtimber

Can you help a landlord with a rental near Hassocks station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.

Is Newtimber in your area for regrouting?

Yes. Our work covers London and the South East, and Newtimber is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing, and we will send you a clear quote.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

What does regrouting cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.

Do you reseal at the same time?

Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

When can I use the shower again?

We give you a time before we leave. The wait depends on the products and conditions so please stick to it.

Signs you need regrouting in Newtimber

Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard can wash out within a few years.

Common reasons people contact us are:

  • Grout that stays dark however much it’s cleaned
  • Grout that is cracking and breaking up
  • Gaps where the shower grout has gone
  • Splashback grout that has darkened

If you let a flat or house near Hassocks station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Our hiring checklist

How the visit works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes a few hours for a shower enclosure, longer for a whole room. Somewhere as small as Newtimber, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions
  • Clear the area around the work

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Run the extractor fan during and after a shower
  • Rinse the tiles after showering
  • Don’t ignore a tile that feels loose
  • Skip wire brushes and scourers

Use a gentle cleaner on the grout and a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.

Stains that won’t clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.

Newtimber homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around The Parish Church of St John Evangelist, older homes can move a little, which is hard on rigid grout and tired sealant.

Why deal with it now?

Colouring the surface of old grout is a quick cosmetic fix. They will not fill gaps or keep water out and stains often come back through. Raking out and regrouting replaces the grout itself. Where a wall is exposed, as many are in small places like Newtimber, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.
