How we handle regrouting in Nemphlar

If you’ve been scrubbing grout that will not come clean, the discolouration has usually soaked into the grout. Replacing it is the lasting answer and you can pick a different colour while you are at it. We are often asked to deal with corners filled with grout instead of silicone and grout in a colour the owner wants to change, across tiled floors, shower walls and bathroom wall tiles.

Bathrooms in smaller places like Nemphlar work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What happens on the day

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a shower enclosure, longer for a whole room. Around Nemphlar, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. We fill the joints with new grout, then clean the tiles.
  5. We reseal the internal corners and edges with silicone.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work

For landlords and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

Regrouting in Nemphlar: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Managing a site like Lanark Grammar School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Lanark station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. For an older house near a landmark such as Kirkfieldbank Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What affects the cost of regrouting

Jobs vary more than people expect. What affects the quote:

  • Access and height
  • How much old sealant there is and how hard it is to remove
  • The amount of work
  • How many rooms, windows or areas are involved

Doing several joints on one visit generally makes better use of the time than several visits. We will send you a clear quote for the lot.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • A few pictures by email, if you can
  • Where the property is

There’s no standard price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To arrange one, send an email to info@mrmastic.co.uk.

Questions from Nemphlar

Can you do regrouting in Nemphlar?

Yes, Nemphlar is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

Will you come out to Nemphlar?

Yes, Nemphlar is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Is the work guaranteed?

All our work carries a 12-month guarantee.

Can new sealant go over the old?

No, it won’t last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

Do you regrout part of a bathroom, like the shower?

Yes. Many jobs are just the shower walls, or just the joints that have failed.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

How long should I wait before showering?

It varies with the products and the room. We will give you a time to follow when the job is done.

Leave it or put it right?

Cracked grout lets water behind the tiles. Leave it, and the adhesive or the wall behind can suffer, which turns a regrout into a retile. Sorting it early keeps the job simple. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Clean grout with a mild bathroom cleaner
  • Avoid neat bleach and strong acid descalers on grout
  • Clean with a soft brush, not anything metal
  • Use a squeegee on the tiles after showering

Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well so the grout dries between uses.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.
