About our glazing silicone in Nemphlar

Many conservatory leaks come down to failed sealant at the glass-to-frame or frame-to-wall joints. We trace the leak to the joint and reseal it, and if it’s something sealant cannot fix, we will tell you. We work on rooflights, glass-to-frame joints and shower screens, and the jobs we see most are glass-to-glass joints that have split and shower screens leaking along the wall or tray.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Glazing silicone in Nemphlar: local notes

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Rented homes near Lanark station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. If you live in an older home near Kirkfieldbank Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Honest limits

We’d rather tell you now than do work that will not last, so these are the limits:

  • Glass that needs replacing
  • Water coming through the roof rather than a sealant joint
  • A sealed unit that has misted inside

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • Glass-to-frame joints
  • Conservatory frames
  • Glass balustrade bases
  • Rooflights
  • Shower screens
  • Glass-to-glass joints

Why act early in Nemphlar

A quick bead over the old sealant might stop a drip for a while, but new silicone won’t bond to old, and the leak usually returns. Cutting out and resealing properly lasts. In an older home around Nemphlar, damp from a failed joint can get into timber and plaster.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

Different surfaces, different methods

Shower screens

Black or peeling silicone on a screen lets water out. A full reseal sorts it.

Conservatory frames

Leaks often start where the frame meets the wall. We cut out the old sealant and reseal.

What we’re called out for in Nemphlar

Using a sealant not made for glass causes many failures. Some products don’t bond well to glass and vinegar-smelling acetoxy silicone can attack some metals.

The most common problems we see are:

  • Silicone pulling away from the glass
  • Black or yellowed silicone on glass joints
  • Failed joints on frameless glass
  • Sealant that was laid over old silicone and failed

Schools such as Lanark Grammar School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Open vents or windows to let moisture out
  • Clean glass with a mild cleaner and a soft cloth
  • Keep scrapers and blades away from the silicone
  • Wipe the screen down after showering

Follow the cure time we give you before the joints get wet. From then on, a mild glass cleaner is all it needs.

If silicone on glass has cracked, water is already getting in. Resealing now is a small job, compared with repairing damaged frames or plaster.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from an hour or two to most of a day, depending on the size of the job, and the area is left clean. For a place like Nemphlar, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We look over every joint and, where we can, test it with water.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we are working on
  • Tell us about any previous sealing or DIY attempts
