Regrouting in Locksgreen

Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. We’re often asked to deal with dirty, worn grout on a tiled floor and grout that stays dark however much it’s cleaned, on shower walls, wet rooms and tiled floors.

Homes around Locksgreen are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

You’re covered for a year from the day we finish. If anything isn’t right with it, phone 0345 464 0079 or send us an email.

Mr Mastic applicator sealing the vertical joint between a glass shower screen and tiled wall

Surface by surface

Bathroom wall tiles

Splash areas around basins and baths stain first. We can regroute just those areas or the whole wall.

Shower walls

Most regrouting jobs include a shower. Cracked or missing grout here lets water behind the tiles.

How we quote for regrouting

Every job gets its own quote. These are the things that affect it:

  • Working hours on commercial sites
  • Which sealant suits the joint
  • The amount of work
  • Access and height

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

To help us quote quickly, please include:

  • What’s wrong with the joints now
  • Any access issues, like height or stairs
  • Where the property is
  • Whether it’s a home or a business

For regrouting in Locksgreen, phone 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

Locksgreen: your questions answered

Will you come out to Locksgreen?

Yes. Locksgreen is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Locksgreen for regrouting?

Yes. We work across London and the South East, and Locksgreen is part of that. Just ring 0345 464 0079 or email us with a few details of the job.

Do you have insurance?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

When can I use the shower again?

You’ll get a clear time from us before we go. Both the grout and the silicone need time to cure before the shower is used.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Do you work for landlords and businesses?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Can you regrout if a few tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Grout on its own will not fix that and we’ll say so before going ahead.

Honest limits

New sealant cannot fix everything, and we will tell you before work begins. It won’t solve:

  • Tiles that have come away from the wall
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Cracked or broken tiles

If in doubt, phone 0345 464 0079 or email us and we will say what we think before booking.

Locksgreen homes and their sealant

Locksgreen is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Whether the job is in Locksgreen itself or nearby, the right material for each joint matters as much as a neat finish. In and around Locksgreen, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Landlords, agents and businesses in Locksgreen

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Why deal with it now?

Once grout cracks, water can get behind the tiling. Leave it, and the adhesive or the wall behind can suffer, which turns a regrout into a retile. Dealing with it now keeps it small. Around Locksgreen, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or drop us an email.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours, or longer for a fully tiled room, and the area is left clean. Somewhere as small as Locksgreen, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints
