How we handle regrouting in Little Ann
Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks, or the other way round. Tell us what you have in mind when you ask for a quote. If you have grout in corners that has cracked and cracked or crumbling grout lines, we can help.
Around Little Ann, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

The process
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a shower enclosure, longer for a whole room. Somewhere as small as Little Ann, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
How to prepare
- Let us know about earlier repairs to the joints
- Clear the area around the work
- Tell us about any water getting in

Common questions in Little Ann
Is Little Ann in your area for regrouting?
Yes. We work across London and the South East, and Little Ann is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear quote.
Do you cover smaller places like Little Ann?
Yes. Little Ann is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is resealing included with regrouting?
Normally, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.
What information do you need?
A short description and the location. We’ll ask anything else we need to know.
Do you do commercial work?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Are you insured?
Yes. Full insurance covers our work.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Could my grout be a different colour after regrouting?
Yes. Because the old grout is raked out, the new colour goes all the way into the joint, not just the surface.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Rinse soap off the tiles after each shower
- Keep the fan on after showering
- Skip wire brushes and scourers
- Stick to mild products for cleaning grout
Before we leave, you’ll know when the shower can be used. Stick to that time, and go gently on the grout at first.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Little Ann homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near Church of St Mary the Virgin, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Abbotts Ann Church of England Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Andover station? Then a regrout while the flat is empty is quicker than working around a tenant.

Different surfaces, different methods
Bathroom floors
Grout on a floor is walked on as well as wetted. It wears and darkens over time.
Corners and edges
The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.

Why it’s worth doing now in Little Ann
Patching a few joints can look like a quick win, but patched grout rarely matches the rest and the old grout carries on failing. Regrouting the whole area gives an even, lasting finish. Older cottages and farmhouses around Little Ann can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, call 0345 464 0079 or email us and we will give you an honest view and a quote.
