Bathrooms and kitchens in Heybridge Basin
Heybridge Basin is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Heybridge Basin has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Schools such as Heybridge Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Heybridge Basin is about 1 mile east of Maldon, in Essex. We carry out regrouting for householders, landlords and businesses in Heybridge Basin and nearby. Across Essex, we cover 644 places, and Heybridge Basin is one of them. There’s also a page for Chelmsford, roughly 10 miles from Heybridge Basin.

Regrouting for homes and businesses in Heybridge Basin
Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks or back again. Tell us what you have in mind when you ask for a quote. Typical jobs include a grout colour that no longer suits the room and grout that stays dark however much it’s cleaned, on bathroom wall tiles, shower walls and tiled floors.
Somewhere as small as Heybridge Basin, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
All our work is covered by a 12-month guarantee, wherever you are in Essex.

The process
The work is kept neat and contained to the joints we are treating. Expect the work to take a few hours, or longer for a fully tiled room, and we tell you how long to leave it before we go. Somewhere like Heybridge Basin needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
Before we arrive
- Mention any parking rules near the property
- For business premises, tell us about site rules or sign-in
- Clear the area around the work

Advice
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Surface by surface
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It does not repair failed tanking underneath.
Bathroom floors
New floor grout makes a big difference to how a bathroom looks. The edges where floor meets wall or bath get silicone.

When to call us in Heybridge Basin
Grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.
Most people get in touch after spotting one of these:
- Discoloured grout on otherwise sound tiles
- Gaps where the shower grout has gone
- Grout stained black or orange that will not clean
- Old grout in a dated colour
Homes close to St George's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
What to look for in a quote
- Who does the work, and how experienced they are
- When the joint can take water or movement
- What happens if they find a problem under the old sealant
- Are they insured?
When something else is needed
Before you book, it’s worth knowing the limits:
- Leaks from pipes, valves or wastes (a plumber’s job)
- Damaged tiles that need replacing
- A floor or wall that keeps moving
If you’re not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer.

What affects the quote in Heybridge Basin
There’s no set price list, because jobs vary so much. What we look at:
- The number and length of the joints
- Whether old sealant or filler has to be cut out
- Access and height
- The number of rooms or windows
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
To make quoting easier, please include:
- Roughly how big the job is
- The problem you’ve noticed
- Any previous sealing or DIY work
- The type of property
We quote each job on its own. Just ring 0345 464 0079 or send us an email with the details.

Your questions about regrouting in Heybridge Basin
Do you cover smaller places like Heybridge Basin?
Yes. Heybridge Basin is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you take on hotel work around Heybridge Basin?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
Can you change the grout colour?
Yes. Many clients do. A darker grout hides marks better and lighter grout gives a fresher look.
Are you insured?
Yes. We’re fully insured.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Can you regrout if a few tiles are loose?
Loose tiles need refixing before regrouting. We will point them out at the start.
