Need regrouting in Goldhanger?

Why it’s worth doing now in Goldhanger

Regrouting will not help where tiles have come away. We point that out first, so you can decide what to do. Where the tiles are sound, regrouting is far less disruptive than retiling. Where a wall is exposed, as many are in small places like Goldhanger, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Combining jobs into one visit usually makes better use of the time than several visits. We will give you a clear quote for the lot.

Why book with us

  • ARBOMaster approved applicator
  • Anti-fungal silicone where joints get wet

Regrouting in Goldhanger, done properly

Before work begins, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. If you have corners filled with grout instead of silicone and grout in a colour the owner wants to change, we can help, on bathroom floors, bathroom wall tiles and wet rooms alike.

Around Goldhanger, it’s houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

You are covered for a year from the day we finish. If anything isn’t right with it, call 0345 464 0079 or email us.

Landlord and commercial work in Goldhanger

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

What we’re called out for in Goldhanger

Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly can wash out within a few years.

These are the problems we’re asked about most:

  • Kitchen splashback grout stained by grease
  • Grout stained black or orange that won’t clean
  • Crumbling grout between the tiles
  • Shower grout that has worn away

In and around Goldhanger, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

What your quote should include

  • When the joint can take water or movement
  • Whether the sealant suits the joint
  • What preparation is included
  • How hidden problems are handled

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Regrouting in Goldhanger: local notes

Goldhanger is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Church of St Peter, walls and floors in older homes can move, and sealant and grout show it first.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

When it is not the sealant

In fairness, there are a few things sealant won’t fix:

  • Tiles that are loose or hollow behind
  • A leaking wet room membrane
  • Leaks from pipes, valves or wastes (a plumber’s job)

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Surfaces we seal

  • Bathroom floors
  • Tiled floors
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Shower walls
  • Wet rooms

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Give the walls a quick rinse after use
  • Don’t ignore a tile that feels loose
  • Don’t use strong acidic cleaners on grout
  • Wipe water off the walls when you are done

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours, or longer for a fully tiled room. For a village or hamlet like Goldhanger, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks
