Regrouting in Hawkenbury, done properly

When grout stays dark however much you clean it, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you’re at it. If you are dealing with grout in corners that has cracked and grout stained black or orange that won’t clean, we can help, whatever the surface.

Even in a smaller place like Hawkenbury, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.

A one-year guarantee comes as standard, so you’re covered after we’ve gone.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Open a window or run the fan to clear steam
  • Do not use strong acidic cleaners on grout
  • Keep an eye on the silicone along the edges
  • Get any tile that moves checked promptly

Keep an eye on the silicone in the corners. It’s the part that moves, so it’s usually the first thing to need attention.

Stains that won’t clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.

What sealant work cannot fix

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Tiles that are chipped or split
  • Failed tanking or waterproofing under the tiles
  • A structure that flexes behind the tiles

If in doubt, call 0345 464 0079 or email us and we will say what we think before booking.

What regrouting looks like in Hawkenbury

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Hawkenbury. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Rented homes near Tunbridge Wells station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. Schools such as Claremont Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as St Peter's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Why act early in Hawkenbury

Colouring the surface of old grout is a quick cosmetic fix. They don’t fill cracks or stop water and stains often come back through. Raking out and regrouting replaces the grout itself. In a smaller place like Hawkenbury, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

Hawkenbury: your questions answered

Do you work in hotels near Hawkenbury?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Will you come out to Hawkenbury?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you have insurance?

Yes. Full insurance covers our work.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Where are you based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

How it works

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes anything from a few hours to a full day, depending on the area, depending on how much there is to do. For a job in Hawkenbury, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Preparing for the visit
