How we handle regrouting in Gaskins

A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. We work on tiled floors, bathroom wall tiles and wet rooms, and people most often call us about grout stained black or orange that won’t clean and dirty, worn grout on a tiled floor.

In a village or hamlet like Gaskins, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Our work is backed for twelve months.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

When to call us in Gaskins

Hard water and soap leave a film on grout that is hard to shift. The grout beneath can stain and weaken, which is when replacing it makes sense.

It’s worth asking for a quote if you see:

  • Grout that stays dark however much it’s cleaned
  • Grout that makes sound tiles look old
  • Greasy, stained grout behind the hob
  • A grout colour that no longer suits the room

For site and facilities teams at buildings such as St Helens Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Before you book anyone

  • How much experience the applicator has
  • Which sealant they’ll use, and why
  • What the quote includes, VAT included or not
  • What preparation is included

10 questions to ask before you book

How the visit works

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes anything from a few hours to a full day, depending on the area. Somewhere as small as Gaskins, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. We reseal the internal corners and edges with silicone.

Preparing for the visit

  • Mention any tricky access
  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints

What regrouting looks like in Gaskins

Gaskins is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as St Catherine-by-the-Green, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Brading station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

Your questions about regrouting in Gaskins

Is Gaskins in your area for regrouting?

Yes. Our work covers London and the South East, and Gaskins is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.

Can you help a landlord with a rental near Brading station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Is it possible to regrout only the shower area?

Yes. Many jobs are just the shower walls, or just the joints that have failed.

How soon can the shower be used after regrouting?

We will tell you on the day. The wait depends on the products and conditions so please stick to it.

What if some of my tiles are loose?

Regrouting will not fix loose tiles. We check the tiles first and tell you if any are loose or hollow so you know where you stand.

Will the sealant be renewed as well as the grout?

We generally do. New grout beside old sealant wouldn’t look right and wouldn’t keep water out.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Surface by surface

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can regroute just those areas or the whole wall.

Kitchen splashbacks

The grout by the hob and sink takes most of the mess. We renew the grout and the worktop sealant.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What we cannot put right

In fairness, some problems need a different trade:

  • Tiles that are loose or hollow behind
  • Cracked or broken tiles
  • Failed tanking or waterproofing under the tiles

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before booking.

Joints and surfaces we work on

  • Bathroom floors
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Shower walls
  • Wet rooms
  • Tiled floors

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Wipe water off the walls when you’re done
  • Skip wire brushes and scourers
  • Give the walls a quick rinse after use
  • Keep the fan on after showering

Have any tile that moves checked straight away. A loose tile cracks the grout around it and lets water in.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward, before the joints open up.
