Regrouting in Forge Wood

For landlords and businesses

Housing providers, facilities teams and property managers book us too in Forge Wood and across West Sussex. We can quote a run of properties together, and we’re fully insured for the work.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.

How we handle regrouting in Forge Wood

Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. If you have shower grout that has worn away and a grout colour that no longer suits the room, we can put it right, on tiled floors, kitchen splashbacks and wet rooms alike.

In a smaller place like Forge Wood, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

Sealant gun being used along the bath-to-tile joint in a beige tiled bathroom

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

How the job changes by surface

Bathroom floors

Grout on a floor is walked on as well as wetted. It gets worn and dirty.

Corners and edges

We reseal edges at the same time as regrouting, so the whole area is finished together.

Regrouting in Forge Wood: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Forge Wood. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

If you let a flat or house near Three Bridges station, stained grout drags a rental down, and regrouting between lets puts that right. Schools such as Forge Wood Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Questions from Forge Wood

Do you take on hotel work around Forge Wood?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Can you help a landlord with a rental near Three Bridges station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. You can phone 0345 464 0079 or email us with the details for a clear quote.

What does regrouting cost?

It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or email us and tell us what needs doing and where.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you reseal at the same time?

Usually, yes. The corners and edges should be silicone, and it makes sense to renew both together.

Do you come to Forge Wood?

Yes. We work in Forge Wood and the rest of West Sussex. To book, ring 0345 464 0079 or drop us an email.

Should corners be grouted or sealed?

We use silicone in corners and along edges. Grout in a moving joint soon cracks.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What affects the quote in Forge Wood

We quote each job individually. This is what makes a difference:

  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or email us and we will talk you through it.

What we need to know

When you contact us, these details help:

  • How many joints, rooms or windows are involved
  • If someone has resealed it before
  • Photos by email, if that is easy
  • Where the job is, and your postcode

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work and give you a clear price.

How the visit works

You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on the area for a typical job. Parking around Forge Wood is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Let us know about stairs, lifts or work at height
  • Mention any leaks or damp you’ve noticed

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’ll tell you before we start. It won’t solve:

  • Tiles that have come away from the wall
  • A structure that flexes behind the tiles
  • Water coming from plumbing rather than grout

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

Surfaces we seal

  • Shower walls
  • Bathroom floors
  • Tiled floors
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Wet rooms

Looking after it afterwards

To keep the joints looking good and working properly:

  • Use a squeegee on the tiles after showering
  • Skip wire brushes and scourers
  • Keep an eye on the silicone along the edges
  • Open a window or run the fan to clear steam

Clean the grout with a mild bathroom cleaner with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.
