Regrouting in Farncombe

Regrouting around Farncombe

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Rented homes near Farncombe station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you live in an older home near St John the Evangelist Church, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Farncombe Church of England Infant School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Farncombe is about 4 miles south-west of Guildford, in Surrey. For regrouting in and around Farncombe, it’s easy to get a quote: please phone 0345 464 0079 or email us. Regrouting in Farncombe, done properly

We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We work on shower walls, kitchen splashbacks and bathroom floors, and people most often call us about gaps where the shower grout has gone and grout that stays dark however much it’s cleaned.

In and around Farncombe, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

Our work is backed for twelve months, in Farncombe and everywhere else we cover.

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Clean grout with a mild bathroom cleaner
  • Don’t ignore a tile that feels loose
  • Check the corner silicone every few months
  • Wipe or squeegee the shower walls

Leave the area unused for as long as we advise, so it can harden properly. From then on, a quick rinse after showering helps and let the room air.

Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.

What we can’t put right

To be straight with you, there are a few things sealant will not fix:

  • Waterproofing that has failed below the tiling
  • Tiles that have come away from the wall
  • Movement in a stud wall or floor

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before booking.

Joints and surfaces we work on

  • Kitchen splashbacks
  • Wet rooms
  • Tiled floors
  • Bathroom floors
  • Shower walls
  • Bathroom wall tiles

The process

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from a few hours to a full day, depending on the area. In a smaller place like Farncombe, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Mention any tricky access
  • Mention if the joints have been sealed before

Advice

Different surfaces, different methods

Bathroom floors

Regrouting a floor brightens the whole room. The edges where floor meets wall or bath get silicone.

Corners and edges

Where tiles meet a bath, tray or worktop, the joint is sealed. Grout in that joint wouldn’t last.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

How we quote for regrouting

The price is agreed before any work begins. It’s based on:

  • Any mould that needs treating
  • The size of the job
  • When we can work, for business premises
  • Access and height

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Roughly how big the job is
  • Photos by email, if that is easy
  • Whether it’s a home or a business
  • What’s wrong with the joints now

There’s no standard price list. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or email us.

Farncombe questions

Do you work for landlords with property near Farncombe station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.

Can you do regrouting in Farncombe?

Yes. Our work covers London and the South East, and Farncombe is part of that. You can call 0345 464 0079 or email us and tell us what needs doing.

Do you grout the corners?

Flexible sealant. Grout belongs between the tiles, while corners and edges need a joint that can move.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

What do you need from me for a quote?

A short description and the location. We will ask anything else we need to know.

Will regrouting fix loose tiles?

If tiles are loose, something behind them has normally failed. Regrouting alone is not the answer, and we will tell you before we start.

Can you seal over the old sealant?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

What does regrouting cost?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Why deal with it now?

Grout pens and paint-on colourants only cover the surface. They won’t fill gaps or keep water out, and stains can show through again. Raking out and regrouting replaces the grout itself. In a smaller place like Farncombe, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
