Should I try it myself first?
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What happens if it’s left?
New grout smeared over the old does not bond well. A thin skin on top tends to break off, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. In a small place like Upper Eashing, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Keep harsh bleach and acid cleaners off the grout
- Run the extractor fan during and after a shower
- Wipe or squeegee the shower walls
- Use a soft brush rather than a wire one
A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well so the grout dries between uses.
Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.
What happens on the day
The work is kept neat and contained to the joints we’re treating. The job usually takes a few hours, or longer for a fully tiled room, and we explain the cure time before we leave. Somewhere like Upper Eashing needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- The joints are vacuumed and cleaned.
- New grout is worked into the joints and cleaned off the tile faces.
- We reseal the internal corners and edges with silicone.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
- Tell us if parking is tricky

Common problems we fix in Upper Eashing
Movement behind the tiles cracks grout. That can be a loose tile, a flexing floor or a stud wall, so we check the tiles before work begins.
These are the problems we’re asked about most:
- Gaps where the shower grout has gone
- Stained grout that cleaning will not shift
- Floor grout that will not come clean
- Cracked or crumbling grout lines
If you live in an older home near St Mark's Church and Community Centre, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Upper Eashing: your questions answered
I let a flat near Godalming station. Can you help?
Yes, we work for landlords and agents. You can ring 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.
Do you cover smaller places like Upper Eashing?
Yes, Upper Eashing is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you change the grout colour?
Yes, plenty of people choose to. Darker grout can hide marks and lighter grout gives a fresher look.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
What if some of my tiles are loose?
If tiles are loose, something behind them has normally failed. Grout on its own won’t fix that and we’ll say so before going ahead.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
How we quote for regrouting
Your quote is based on your job. We look at:
- The type of sealant required
- Whether old sealant or filler has to be cut out
- The number and length of the joints
- The number of rooms or windows
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What we need to know
To make quoting easier, please include:
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
- If someone has resealed it before
- Where the job is, and your postcode
Every job is quoted individually, so the first step is telling us about yours. Simply call 0345 464 0079 or drop us an email and describe the job, and pictures are welcome.
What we cannot put right
To be straight with you, there are a few things sealant will not fix:
- A leaking wet room membrane
- Leaks from pipes, valves or wastes (a plumber’s job)
- Tiles that are chipped or split
Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly.
