Regrouting in Farleigh
Our applicators work in Farleigh on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly.
- Grout washed out of a shower
- Kitchen splashback grout stained by grease
- Cracked grout along the bath or tray
How we handle regrouting in Farleigh
When grout stays dark however much you clean it, the discolouration has generally soaked into the grout. New grout is the fix that lasts, and it’s a chance to change the colour too. Typical jobs include cracked or crumbling grout lines and grout in corners that has cracked, across wet rooms, bathroom floors and tiled floors.
In a village or hamlet like Farleigh, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.
The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or email us.

How the visit works
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It usually takes anything from a few hours to a full day, depending on the area. Somewhere like Farleigh needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We check the tiles are sound and flag any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- We reseal the internal corners and edges with silicone.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Tell us about access, such as stairs, a lift or high-level joints
- Keep children and pets away from the work area
Ask for a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

What regrouting looks like in Farleigh
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For an older house near a landmark such as Church of St Mary the Virgin, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. What the job involves on each surface
Corners and edges
Corners flex as the building moves, so we seal them rather than grout them.
Bathroom floors
Regrouting a floor brightens the whole room. The edges where floor meets wall or bath get silicone.
Signs you need regrouting in Farleigh
When tiles or the wall behind them move, the grout cracks. That can be a loose tile, a flexing floor or a stud wall, so we check the tiles before we start.
Any of these means the joints need attention:
- Cracked grout along the bath or tray
- Greasy, stained grout behind the hob
- Shower grout that has worn away
- Dirty, worn grout on a tiled floor
If you look after a building such as Meridian High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
What your quote should include
- What insurance they hold
- Whether all the old sealant comes out first
- The length of the guarantee
- Whether you can choose the colour
When something else is needed
A few problems are outside what sealant work can do:
- Waterproofing that has failed below the tiling
- A floor or wall that keeps moving
- A leaking shower valve or waste

Why deal with it now?
Colouring the surface of old grout is a quick cosmetic fix. They won’t fill gaps or keep water out, and stains can show through again. A proper regrout puts new grout in the joint. Older cottages and farmhouses around Farleigh can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Common questions in Farleigh
I let a flat near Upper Warlingham station. Can you help?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.
Is Farleigh in your area for regrouting?
Yes, Farleigh is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll give you a clear quote.
When can I use the shower again?
We’ll tell you on the day. It depends on the grout and the sealant used so please stick to it.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Will the old sealant be removed?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Where do you work from?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Keeping the joints in good condition
Looking after new joints is easy:
- Wipe or squeegee the shower walls
- Stick to mild products for cleaning grout
- Have loose tiles looked at early
- Use a soft brush rather than a wire one
Use a gentle cleaner on the grout with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.
If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
