What the job involves on each surface
Shower walls
Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on the area. It’s a good time to change the grout colour.
About our regrouting in East Helmsdale
If you’ve been scrubbing grout that won’t come clean, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you’re at it. We’re often asked to deal with a grout colour that no longer suits the room and grout that makes sound tiles look old, on bathroom floors, kitchen splashbacks and wet rooms.
Bathrooms in smaller places like East Helmsdale work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
There’s a 12-month guarantee on every job.

What happens on the day
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes anything from a few hours to a full day, depending on the area. Around East Helmsdale, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
How to prepare

- Clear the area around the work

Advice
What sealant work cannot fix
We will always be straight with you, so here’s what new sealant will not do:
- A leaking wet room membrane
- Tiles that are loose or hollow behind
- A structure that flexes behind the tiles
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.
Joints and surfaces we work on
- Tiled floors
- Wet rooms
- Kitchen splashbacks
- Bathroom floors
- Shower walls
- Bathroom wall tiles
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Don’t ignore a tile that feels loose
- Rinse the tiles after showering
- Keep harsh bleach and acid cleaners off the grout
- Open a window or run the fan to clear steam
If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and lets water in.
Small problems with grout are quick to put right. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
Common questions in East Helmsdale
Do you cover East Helmsdale for regrouting?
Yes. We work across all of Scotland, and East Helmsdale is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Can you help a landlord with a rental near Helmsdale station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Do you reseal at the same time?
In most cases, yes. The corners and edges should be silicone and doing both at once leaves everything sound.
Should corners be grouted or sealed?
Flexible sealant. Grout is for the joints between tiles, while corners and edges need a joint that can move.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
What does regrouting cost?
We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Landlord and commercial work in East Helmsdale
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Leave it or put it right?
Regrouting won’t help where tiles have come away. We will tell you before work begins, so you can decide what to do. On sound tiles, regrouting avoids the upheaval of a retile. In an older home around East Helmsdale, damp from a failed joint can get into timber and plaster.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Regrouting around East Helmsdale
East Helmsdale is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Around East Helmsdale, as everywhere, regrouting is only as good as the preparation behind it. For landlords with property near Helmsdale station, a regrout while the flat is empty is quicker than working around a tenant.

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
