Regrouting for Balnabruich homes and businesses

Regrouting in Balnabruich

Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it, then reseal the corners and edges. If you have gaps where the shower grout has gone and grout that makes sound tiles look old, we can put it right.

A bathroom in a place like Balnabruich gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

All our work is covered by a 12-month guarantee, wherever you are in Highland.

What the job involves on each surface

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Stained grout is best replaced.

Wet rooms

New grout in a wet room keeps the surface sound. It can’t fix waterproofing below the tiles.

Questions from Balnabruich

Do you cover smaller places like Balnabruich?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is there a guarantee on regrouting in Balnabruich?

All our work, in Balnabruich and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

How do I get a quote for regrouting in Balnabruich?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.

What should I tell you?

Tell us what needs doing and where. If we need more, we’ll ask.

Is there any odour?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Do you grout the corners?

Corners get silicone, not grout. They move slightly, and grout there cracks.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Where is Mr Mastic based?

We work from Crawley. We cover Balnabruich and the rest of Highland.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Leave it or put it right?

With regrouting, your tiles stay where they are. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and the room is out of use for longer. When the tiles are fine, it’s the sensible first step. Around Balnabruich, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

What affects the cost of regrouting

Some jobs are bigger than they look, and some smaller. The main factors:

  • The size of the job
  • The product the joint needs
  • Any working-time requirements on site
  • The old material and how stubborn it is

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it’s a home or a business
  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.

Balnabruich homes and their sealant

Balnabruich is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For jobs in and around Balnabruich, choosing the right material for each joint is as important as a tidy finish. Around Balnabruich, as everywhere, regrouting is only as good as the preparation behind it.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A leaking wet room membrane
  • Tiles that have come away from the wall
  • Cracked or broken tiles

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

What happens on the day

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a few hours for a shower enclosure, longer for a whole room, and we explain the cure time before we leave. Somewhere like Balnabruich may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

How to prepare

  • Let us know about earlier repairs to the joints
  • For business premises, tell us about site rules or sign-in
  • Move anything stored near the joints

Advice

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Rinse the tiles after showering
  • Keep the fan on after showering
  • Get any tile that moves checked promptly
  • Look at the sealant in the corners now and then

Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well so the grout dries between uses.

Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
