Bathroom floors
Floor grout takes foot traffic as well as water. It wears and darkens over time.
Shower walls
Most regrouting jobs include a shower. Cracked or missing grout here lets water behind the tiles.
How we handle regrouting in Burdrop
Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it and renew the silicone at the edges. If you are dealing with grout stained black or orange that won’t clean and discoloured grout on otherwise sound tiles, we can help, on wet rooms, bathroom wall tiles and tiled floors alike.
For a small place like Burdrop, regrouting is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
There’s a 12-month guarantee on every job.

What regrouting looks like in Burdrop
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
For site and facilities teams at buildings such as Sibford Gower Endowed Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Church of Holy Trinity, older homes can move a little, which is hard on rigid grout and tired sealant.

Aftercare tips
A little care helps the new joints last. We recommend:
- Do not use strong acidic cleaners on grout
- Have loose tiles looked at early
- Check the corner silicone every few months
- Wipe water off the walls when you’re done
We will tell you when the area can be used again. Stick to that time, and go gently on the grout at first.
Leaving failed grout can mean tiles come loose. Once that happens, regrouting will not fix it, so it’s worth acting early.
FAQs for Burdrop
Is there a guarantee on regrouting in Burdrop?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Do you cover smaller places like Burdrop?
Yes. Burdrop is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is resealing included with regrouting?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so both are renewed and include it in your quote.
What goes in the corners, grout or silicone?
Corners get silicone, not grout. They move slightly and grout cannot take that movement.
Can tenants book the work?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Will regrouting fix loose tiles?
New grout cannot hold loose tiles in place. We check the tiles first and tell you if any are loose or hollow so you know where you stand.
What sealant work cannot fix
It helps to know what we cannot do too:
- Cracked or broken tiles
- A structure that flexes behind the tiles
- Water coming from plumbing rather than grout
If in doubt, ring 0345 464 0079 or email us and we will say what we think before you book.

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
What happens on the day
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to a full day, depending on the area, and the area is left clean. Somewhere like Burdrop needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- For indoor joints, keep the area dry beforehand if you can
- Clear items away from the joints we’re working on

Advice
Landlord and commercial work in Burdrop
If you manage several properties in or around Burdrop, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Leave it or put it right?
Grout pens and paint-on colourants only cover the surface. They do not fill cracks or stop water and stains often come back through. A proper regrout puts new grout in the joint. Older cottages and farmhouses around Burdrop can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
