Bathroom resealing in Burdrop

How we handle bathroom resealing in Burdrop

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on shower trays & enclosures, kitchen worktops & upstands and baths, and people most often call us about a joint torn by a bath that flexes and mouldy sealant that has gone black.

Around Burdrop, it’s houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or email us.

The process

There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is in most cases. Somewhere as small as Burdrop, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by protecting the area and stripping out the old bead.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

If you look after a building such as Sibford Gower Endowed Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Surface by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Signs you need bathroom resealing in Burdrop

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

These are the problems we’re asked about most:

  • Gaps between the worktop and the wall
  • A bead that has pulled away from the tiles
  • Lumpy, uneven sealant from a DIY attempt
  • Leaks into the floor or ceiling below

In the older streets around Church of Holy Trinity, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Before booking anyone

  • When the joint can take water or movement
  • Whether all the old sealant comes out first
  • What product goes in the joint
  • Who turns up on the day

Why act early in Burdrop

Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is generally all it takes. If something else is wrong, we’ll tell you. Around Burdrop, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Leaving a failed joint usually makes the job bigger, not smaller. If you are not sure whether it needs doing, phone 0345 464 0079 or drop us an email and we will give you an honest view and a quote.
