Bathroom resealing in Ruscote, done properly
It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you have water escaping at the shower enclosure and water getting behind the kitchen upstand, we can put it right, on wet rooms, sinks & splashbacks and shower trays & enclosures alike.
Homes around Ruscote range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.
Every job is covered by our 12-month guarantee.

What affects the cost of bathroom resealing
The quote reflects the job in front of us. We look at:
- Whether the work is at height
- Any working-time requirements on site
- How many rooms, windows or areas are involved
- The old material and how stubborn it is
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email.
What we need to know
When you call or email, these details help:
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that is easy
- Where the property is
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
What else we do in Ruscote
Looking after it afterwards
So the new joints stay in good condition:
- Use gentle cleaners on the silicone
- Wipe up water along the back of the worktop
- Look for lifting corners and small gaps now and then
- Never pick at the silicone with a blade
Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Bathroom resealing in Ruscote: local notes
There are hotels and other places to stay in and around Ruscote. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
Letting a property close to Banbury station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as St Paul's Church Centre, walls and floors in older homes can move, and sealant and grout show it first.
Ruscote is about 1 mile west of Banbury, in Oxfordshire. Homes, rented property, offices and hotels in Ruscote can book us for bathroom resealing. The work is guaranteed for a year. Ruscote is one of 443 towns and villages in Oxfordshire we cover. We also work in Oxford, around 22 miles away.
Work in OX16 and OX15 is quoted and booked the same way as anywhere else. Streets in the area include Abbey Road, Lunnun Road and Bailey Road, and we cover them all. If you’re just outside Ruscote, we cover Neithrop (1 mile north), Banbury (1 mile east), Drayton (1 mile north-west), North Newington (1 mile west) and Broughton (2 miles south-west). Further out, we also cover Bicester (14 miles south-east), Bure Park (14 miles south-east), Chipping Norton (11 miles south-west), Woodstock (15 miles south), Bloxham (3 miles south) and Charlbury (14 miles south).
Near you in Ruscote
Typical jobs here are in homes near North Oxfordshire Academy, Admiral Holland pub and Drayton School and the streets around them. The nearest railway station is Banbury station, about 1.5 miles east of the centre. Other landmarks nearby include W. O. Bentley Memorial Foundation (2.4 miles north-west) and Castle Quay Shopping Centre (1.2 miles east). For a walk, there’s Farthinghoe Nature Reserve and Crouch Hill.
What sealant work can’t fix
New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:
- A leaking waste, trap or valve
- Tiles that have come away from the wall
- Failed grout lines across the wall
If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer before you book.
Surfaces we seal
- Wet rooms
- Shower trays & enclosures
- Kitchen worktops & upstands
- Sinks & splashbacks
- Basins & vanity units
- Baths
For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
Different surfaces, different methods
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
Do you need bathroom resealing in Ruscote?
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
These are the problems we’re asked about most:
- Shrunken sealant along the back of a worktop
- Failed sealant on the screen profile
- Mouldy sealant that has gone black
- Sealant that has split, shrunk or peeled away
Schools such as St Joseph's Catholic Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
What to look for in a quote
- What preparation is included
- Which colour the sealant will be
- Whether all the old sealant comes out first
- What insurance they hold
Ruscote: your questions answered
Will you come out to Ruscote?
Yes. Ruscote is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work in hotels near Ruscote?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Is it messy?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Where are you based?
Mr Mastic is based in Crawley. We cover Ruscote and the rest of Oxfordshire.
Do you have insurance?
Yes, we’re fully insured for every job we do.
What we do, step by step
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It generally takes half a day or less for one room, longer when the kitchen is included. Parking around Ruscote is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, usually after around 24 hours.
Getting ready for the visit
- Clear the area around the work
- Keep pets and children clear of the area while we work
- On commercial sites, let us know about site rules
