How we handle bathroom resealing in Swalcliffe
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We’re often asked to deal with splits where the tray meets the wall and shrunken sealant along the back of a worktop, across kitchen worktops & upstands, basins & vanity units and baths.
Around Swalcliffe, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
There’s a 12-month guarantee on every job, whatever its size.

Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

What we do, step by step
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Swalcliffe needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Clear the area around the work
- Keep pets and children clear of the area while we work

Advice
Leave it or put it right?
A quick bead over the top of the old one might look better for a while, but it won’t bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. Around Swalcliffe, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, phone 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

Swalcliffe questions
Is there a guarantee on bathroom resealing in Swalcliffe?
All our work, in Swalcliffe and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Is Swalcliffe in your area for bathroom resealing?
Yes. Our work covers London and the South East, and Swalcliffe is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we will send you a clear quote.
Can I add another job to the visit?
Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
How long does it take to reseal a bath or shower?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
How long does the new silicone need before I use the shower?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
What do you need from me for a quote?
Tell us what needs doing and where. We will ask anything else we need to know.
Where are you based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
What we’re called out for in Swalcliffe
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
People normally contact us after spotting something like this:
- Leaking joints on a shower screen
- A messy, uneven bead from a previous reseal
- Gaps where the bath or tray has moved
- A bead that has pulled away from the tiles
If you live in an older home near Church of St Peter and St Paul, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Comparing quotes
- Whether VAT is included
- What preparation is included
- Whether all the old sealant comes out first
- When the joint can take water or movement
When something else is needed
In fairness, there are a few things sealant won’t fix:
- Loose or hollow tiles, or failed tanking behind them
- A tray that rocks until it’s re-bedded
- A tray or bath that’s cracked through
If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before you book.
What we seal

- Kitchen worktops & upstands
- Shower trays & enclosures
- Basins & vanity units
- Wet rooms
- Sinks & splashbacks
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Let new sealant cure fully before it gets wet
- Squeegee the walls and tray after use
- Do not leave water standing on kitchen joints
- Keep the fan on for a while after bathing
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
What affects the quote in Swalcliffe
Some jobs are bigger than they look, and some smaller. The main factors:
- Mould in or behind the old joints
- How many areas need sealing
- Access and height
- Any working-time requirements on site
What you pay reflects the work, not guesswork. That is why we ask about the job first.
Asking for a quote
What to tell us when you ask for a quote:
- Where the property is
- A few pictures by email, if you can
- The rough size of the job
- Whether it’s a home or a business
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
