Regrouting in Bowhill

What we can’t put right

In fairness, some problems need a different trade:

  • Water coming from plumbing rather than grout
  • Tiles that are chipped or split
  • A leaking wet room membrane

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Bathroom wall tiles
  • Wet rooms
  • Tiled floors
  • Shower walls
  • Kitchen splashbacks
  • Bathroom floors

Regrouting in Bowhill

Most regrouting jobs include resealing too. Grout belongs between tiles, but internal corners and edges flex, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. We work on kitchen splashbacks, bathroom wall tiles and bathroom floors, and the jobs we see most are grout in corners that has cracked and greasy, stained grout behind the hob.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Landlords, agents and businesses in Bowhill

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Your questions about regrouting in Bowhill

Can you help a landlord with a rental near Cardenden station?

Yes. We work for letting agents and landlords as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Will you come out to Bowhill?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in.

Will the sealant be renewed as well as the grout?

Normally, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can you regrout if a few tiles are loose?

If tiles are loose, something behind them has usually failed. Regrouting alone is not the answer and we’ll say so before going ahead.

Should corners be grouted or sealed?

Silicone. Grout is for the joints between tiles and moving joints need sealant.

Can you regrout just the shower?

Yes. We will look at the rest of the room too and let you know if more needs doing.

What the job involves on each surface

Wet rooms

New grout in a wet room keeps the surface sound. It doesn’t repair failed tanking underneath.

Shower walls

Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.

How the visit works

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work generally takes a few hours for a shower enclosure, longer for a whole room. Outdoor work around Bowhill depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

How to prepare

  • Clear items away from the joints we are working on
  • Keep children and pets away from the work area
  • Tell us about any water getting in

Leave it or put it right?

Cleaning products may brighten grout for a time, but mould that has got into grout generally comes back. New grout, with silicone in the corners, deals with the cause. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Check the corner silicone every few months
  • Skip wire brushes and scourers
  • Use gentle cleaners on grout
  • Do not ignore a tile that feels loose

Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.

Regrouting around Bowhill

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In the older streets around St Fothad's Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Lochgelly High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When to call us in Bowhill

Grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble, especially in a shower that is used every day.

Look out for any of the following:

  • Crumbling grout between the tiles
  • Cracked grout along the bath or tray
  • Discoloured grout on otherwise sound tiles
  • Grout washed out of a shower

If you let a flat or house near Cardenden station, a regrout while the flat is empty is quicker than working around a tenant.
