Regrouting for homes and businesses in Binley

A grout colour change can freshen a room without retiling. You might go from white to grey or back again. Tell us what you have in mind when you ask for a quote. We work on shower walls, bathroom floors and tiled floors, and common reasons people get in touch are grout stained black or orange that won’t clean and grout that’s cracking and breaking up.

Around Binley, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

How the job changes by surface

Wet rooms

In a wet room, the whole floor gets wet, so sound grout really matters. We check for loose tiles before starting.

Kitchen splashbacks

A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.

Regrouting around Binley

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Whitchurch (Hampshire) station, a regrout while the flat is empty is quicker than working around a tenant.

What happens on the day

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a shower enclosure, longer for a whole room from start to finish. Somewhere as small as Binley, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

How to prepare

Advice

Keeping the joints in good condition

So the new joints stay in good condition:

  • Run the extractor fan during and after a shower
  • Clean with a soft brush, not anything metal
  • Have loose tiles looked at early
  • Avoid neat bleach and strong acid descalers on grout

Leave the area unused for as long as we advise, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.

Fixing grout early is a small job. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • Cracked or broken tiles
  • A leaking wet room membrane
  • A structure that flexes behind the tiles

If in doubt, call 0345 464 0079 or send us an email and we will say what we think before booking.

Binley questions

Is Binley within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Whitchurch (Hampshire) station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Can you change the grout colour?

Yes. Many clients do. A darker grout hides marks better, while lighter grout brightens a room.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

What goes in the corners, grout or silicone?

We use silicone in corners and along edges. Grout in those joints cracks as the building moves.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Where are you based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Can new sealant go over the old?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

For landlords and businesses

For anyone letting property in or around Binley, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Common problems we fix in Binley

Strong cleaning products and hard scrubbing slowly erode grout. Bleach and acidic limescale removers can attack it over time, leaving the joints sunken and rough.

The most common problems we see are:

  • Grout stained black or orange that won’t clean
  • Gaps where the shower grout has gone
  • Grout that makes sound tiles look old
  • Greasy, stained grout behind the hob

Around Binley, as everywhere, regrouting is only as good as the preparation behind it.

What your quote should include

  • Whether you can choose the colour
  • What guarantee comes with the work
  • Whether the sealant suits the joint
  • What happens if they find a problem under the old sealant
